What’s the best way to talk to the neighbors at an open house to find out if the street is actually loud or annoying at night? I don't want to be a huge creep. Ha! I also want the neighbors to be honest. I get that they might not want to share all the dirty secrets of the street with a stranger. So, how do I go about this?

I want a smooth sale, but I’m worried the buyer’s inspector is going to find some massive issue and kill the deal. Is it worth the $500 to do a pre-listing inspection so I can fix stuff now, or am I just looking for trouble?

I have been in my house since 2019. It's small. My family is outgrowing it. rnCurrent house was $110k. Have about 75k left. Our mortgage is awesome. ~$800/mo. 4% interest rate. I am terrified of being house poor. We can definitely afford a higher monthly payment on a bigger house but with the current market I'm not sure a few extra hundred per month is going to get us a bigger house.rnrnI am considering a HELOC because we have a basement that would add so much room if able to finish it. The basement would need a ton of work. Probably 15k in sump and waterproofing before we could even put up walls, electricity, etc. I have some savings but I'd like to keep it for emergencies. Opinions?

I can't afford a house right now but I want my own place. I found a great deal on a mobile home but i'm nto sure about selling it again if i ever get the money. This would help me move out of my parents place and get me closer to work. are mobile homes hard to resell? are there agents who help sell and list mobile homes?
A home I looked at that I'm interested in now says it is contingent. Doest that mean there is no chance for me? or can I still make an offer on a house that is contingent?

I'm trying to get a real estate investment company canceled. They haven't done any work to try to sell the home or spent any money on listing. It alls I have is an agreement on purchase price and a 90-day agreement. I do not want to work with this company. They were not honest and what they were telling me over the phone. They pressured me in signing an agreement to list my home and found out things in the agreement were not as they claim. I have reached out to them several times to terminate with them and they will not respond. Can I terminate them after the 90 days business days are up? I am not interested in working with this company and I will not be forced to work with them and I am not selling them my home. I just don't know where to turn from here.
Should I show my house if I'm sick? Or should I cancel the showings until I'm not contagious? Of course, I wouldn't stay in the house for the showings, but I'm wondering if having a showing when germs are in the house is a no-no. Also, I don't want to miss out on a potential buyer by canceling showings for several days.
