Are there protections that I can ask for when buying a home? I'm looking at both a used home and new construction. I'm thinking about major items, like what can I do if the HVAC fails or mold starts to grow or things like that. I know that I should have money saved for repairs, but in the first year or two paying for big items to be fixed will be difficult.

Do smart homes have higher resale value or does it hurt?

Husband insists that the more smart stuff we put in our home the higher the resale value. We already have the doorbell, thermostat, garage door, and locks. Are these things that increase the value? i feel like it is more work because we have to replace batteries and when we are offline they are super annoying.

Ready to upgrade to a bigger home but I bought my current one in 2021 and have an amazing rate. So i'm 5 years into a 30 year mortgage. Can I just transfer this mortgage to my next home? I don't want to lose the rate but I also need a bigger house. We bought this one in the panic of the pandemic.

Home inspection with snow?

We had our home inspection, but there was so much snow on the roof, the inspector wouldn't go out on it. We understand this. However, we also want to protect ourselves if there is an issue. Can we put a clause in the offer that would cover issues that come up once the snow melts? We are most concerned about big issues like the roof or water leaking.

Does a swimming pool add value to a house?

Is a new construction house like new car depreciation? People say as soon as a new car is driven off the lot it depreciates. I'm wondering if a new construction house is the same. Do I pay a premium for the new and as soon as I live it is, does the value go down?
