We did a pocket listing because we wanted to list at the top end of the recommended price options. We immediately had a showing and an offer at full list price. While we're happy to not have a million showings and open houses, this is literally the first person to walk through our house. Should we wait for more offers? Or do we list the home on the open market and see what happens? We're also happy to have gotten our desired price and maybe we should just take this gift?
Inspection in next week. Are there certain buzz words that I should use with my house inspection? Like with home insurance i found out the hard way I needed to use specific words to get coverage for issues. We've wanted to buy a second home with the hope of renting it, but financially that is out of reach right now. So, we're considering buying land and just waiting to build until we have the finances to do so. I know it wouldn't give us an income like a rental, but it's also something we can afford and would hopefully gain value over time. Worst case, we would sell it in the future. So, is land a good investment?
I'm a first time home buyer and I will be looking for a zero down and low/no interest government program and help with the closing costs.

People make it seem like owning a rental is easy money. But what about people that don't pay? Squatters? Bad tenants? Or what if the tenant just leaves? How do I protect myself when owning a rental? I'm also worried about owning a rental and not getting a tenant. I could float the mortgage for a while, but not that long. I worry that this could ruin me financially rather than be beneficial. Any advice is appreciated.
Our mortgage company sold our home to Sheriff without discussing anything even though we have proof of making all of our mortgage payments
