What do I actually need to do to sell my parent's house fast to cover their care costs?

My parents' care costs are piling up and we need to sell their house to cover it, like, now. I don't have time to mess around with a slow process — what are the actual steps to get this done properly and fast, and what usually trips people up and slows it down?

How can I finish my home,last contractor stole the last draw of 23,000.00 and refused to come back .

Started in 2021 remodeling a historic house built in 1911 with 42 k from the sale of my previous home.Run out of money ,credit was good enough to borrow another 237,044.70 in hope of finishing.The bank put the contractor in charge of the draws with both of us signing for every draw. All seemed to be going well and when the last draw of 23,200.00 was pulled ,which was supposed to be used to finish the project he left the project while I finished up electrical(I'am a Master Electrician)he was to return and finish the house with the last draw of 23,200.00.I finished up the electrical and called him,and was told he would not be coming back to finish the house.So now this is year 2024 ,my wife and I are living in an RV on the property.Tried to pursue him by Civil and Criminal means unsucessfully.So I've been trying to finish the house out of a retirement income and it's been very slow,we had to move in the house unfinished,and work on it as we are able.Credit score is not condusive to borrowing at this point.But we still need money for cabinet doors and drawers,base boards,window trim, bathroom .We are stuck seemly tell me what are my options at this point ,we're almost finished but not quite there HELP!

They own it free and clear and are willing to sell below market value, with me paying them monthly instead of using a lender. Can I even sell a rental with an unpermitted bedroom if I'm underwater on it?

I converted part of my living room into a 5th bedroom and added two bathrooms myself, but the final inspection never got signed off because I patched the drywall before they could check the screw pattern. Ive been renting out every room while living in a shed out back with no bathroom, and every agent I talk to just tells me to wait. I owe more than the market will probably give me now. What are my actual options here?

Buying without an agent and the seller's attorney wrote a one-sided contract - now what?

No agent, first time buyer, and the sellers attorney wrote the contract with no credits, no concessions, nothing. My mortgage broker says push for closing costs and a warranty but I dont even know if that's normal to ask for at this point. Hiring my own attorney this week but I hate going in blind. I know I should have used a real estate agent but now I need some advice from one!

I got offered $1,000 for half of the property by it LLC attorney he's asking me to reply within 10 days or he'll take action and sue me for $2,500 because he paid $5,000 on taxes I have not even talked to this man so you did what you did upon his himself
