What mistakes should I look for when buying new construction? I know new doesn't mean perfect and I've watched some horror stories on Instagram about new builds being terrible. I don't want to be one of those stories. What mistakes should I look for with new construction?
My agent has been a nightmare, slow communication and they missed a deadline in the escrow instructions. We are mid-deal. Can I switch agents now, or am I stuck with them until closing? I don't want them getting a full commission for work I feel like I'm doing myself.
It’s 2026, and I thought the whole "seller pays 6%" thing was dead. My agent is asking me to commit to a specific buyer agency compensation in the listing contract to "ensure maximum exposure". Is this legal, or is this an old way of doing things that I don't have to do anymore?

With all the recent law changes, I’m confused. My listing agent says I should still offer a competitive commission to the buyer’s side to get more traffic. That seems wrong. If the buyer is supposed to pay their own agent now, am I still paying them too? What is everyone else doing right now?
