Looking at buying my first home and see HOA fees. I know that it is a home owner association but do I have to be a part of that? Some homes I look at are really high. Am I able to opt out of HOA fees and if not, what do they pay for? Seems strange.

I want to buy a new place before I sell my old one, but I'm looking at a Co-op. Does that make the financing way harder?
I have an old split-level that feels very 70s. My agent says to sell it as a project or that maybe someone will fall in love with the old look. but I see newr homes nearby going for $150k more. In this 2026 market, do buyers want homes they can customize or will people not even come to look at it because of the old feel of the listing photos?

I don't want to freak out my home buyer. We buried our cat that passed away in the yard. There's no marking or anything and the only way they'd know is if they dug pretty far down in this section of the yard. Do we need to disclose this?

I want to get a feel for the agent and the area before I commit to either. Can I sign a buyer agreement that allows me to see 2-4 houses with the agent and that's it? If I like the agent and area, then I'm fine committing for a longer time period. So, are there short term buyer agreements?
If the seller hasn't signed the mutual release form they agreed to can they put the house back on the market? Can we make another offer before this takes place? It's at a impass because they arent agreeing to the issues which are major issues on the inspection like 22 year old furnace not functioning correctly and needs replaced. Like floors not properly installed.
