Do I need to put 20% down?
I'm really struggling to save 20% for a home. I just watch home prices go up while I'm trying to get to that 20% mark. I can afford a mortage and am looking to stay within the amount that I'm comfortably paying for rent. It's just the 20% is such a big number and I'm looking at years to get there. So, how much can/should I put down on a house without putting myself in financial jeopardy?

Question about condemned properties and probate?
So, situation is... my friend lives at this house for about 3 years now. Gets mail at this address, him and his pregnant girlfriend abd there... 7 dogs... the owner of this house/ 40acre property has since passed away. It was, needless to say a city nuisance.. (trap house I'd say) they moved out some people that were living in abd around the house/ property and were told to clean it up. They put up a metal gate trying to keep people out. But it had been jammed through.. multiple times. People had brought stolen vehicles (allot, .. like allot) and it was pretty out of control. I forgot to mention. That they had to make their own very steep driveway because the lovely neighbors put up a code entry gate and blocked the right if way of the easement. And have continually vandalized and destroyed the makings of their new driveway with heavy machinery by putting down trees. Borders, ecology blocks, you name it... making it now unaccessible and hardly walkable. And continue to harrass and threaten anyone who goes up there. People have been shot at. Etc.. Anyway, the property has had cops up there pulling out stolen vehicles that have been dumped there. My friend has his dogs and all his belongings there. I called an detective and he said the property is condemned and is in probate.. what are their options? They just become homeless now?... mind you.. there is no power abd no water. The well line got crushed I guess thus last Summer and never fixed... abd the power... well. Someone thought he'd make some money in wire and cut it all the way from the house to the road. I can't even believe it... what a uncontrollable nightmare

Can real estate agents consult on a sale?
Hello, I'd like to sell my house by owner but I need help with paperwork and stuff. Can a agent just help me with that stuff and sort of consult on the selling but we do the rest?
Is my offer too aggressive?
My agent wants me to put an offer at 1.92mm with 150k earnest and waive contingencies for inspection and appraisal. The home has pre inspection in July 2025. Do you think this is too aggressive?
How often should we do a price drop?
We have dropped out price 4 times in 5 months now. Is it bad to drop it to often?

Can I buy a house in California without being a resident?
Can I buy a house in California without being a resident? Will I lose my Washington residency if I spend too much time at a house in another state?
Is it worth it to stage a house in Seattle?
The Seattle market is still pretty hot. Our house is fine. Nothing super outdated, but also not trendy. Is it worth it to stage the house or will it be fine to just leave it as is since homes are moving pretty quickly still?
How honest do I have to be in my disclosures?
Is it okay if I guess the age of the roof or when the addition was put on? I don't know specifics but I want them to know that they are relatively new but don't want to get in trouble for false information if I'm off.
