do i really have to sign a paper just to walk through an open house?
I went to an open house last weekend and the agent told me i had to sign a formal buyer representation agreement before i could even look at it. Is this part of the new 2026 rules or are they just trying to lock me into a contract before i even know if i like them?

What happens if my house doesn't appraise because of high insurance costs?
My house is in an area where homeowners insurance premiums just doubled and now my buyer is saying their debt to income ratio is messed up. Even if we agreed on a price can the bank kill the deal just because the insurance is too expensive for the buyer to afford every month?

can my agent use ai to write my listing or is that a legal risk?
i saw a few houses nearby with descriptions that look like they were written by a robot and they had wrong info about the school district. if my agent uses ai to write my house blurb and it hallucinates that i have a new roof when i dont am i the one who gets sued for misrepresentation later?

Did I offend my realtor?
We interviewed a few realtors before choosing one. We felt like she understood what we wanted and had a great background. We've been working with her for several weeks, and recently she said-- I've never been interviewed by clients before. She sounded offended. We think it's reasonable to talk to several people before making this monumental decision. I don't see why she'd be offended when we chose her and clearly have liked working with her over the past few weeks. But it was awkward.

My agent wants me to sign a commission agreement before listing—do i have to?
It’s 2026, and I thought the whole "seller pays 6%" thing was dead. My agent is asking me to commit to a specific buyer agency compensation in the listing contract to "ensure maximum exposure". Is this legal, or is this an old way of doing things that I don't have to do anymore?

Do I really have to pay a 2.5% buyer's agent fee in 2026?
With all the recent law changes, I’m confused. My listing agent says I should still offer a competitive commission to the buyer’s side to get more traffic. That seems wrong. If the buyer is supposed to pay their own agent now, am I still paying them too? What is everyone else doing right now?
