What the heck is an escalation clause and is it a trap?

My agent wants me to put in a bid that says 'I’ll pay $2,000 more than the highest offer up to $600k.' This feels like I’m showing my hand too early. Has anyone used this and actually won, or does the seller just use it to artificially pump up the other offers?

Are home prices artificially inflated right now?

It feels like homes are overpriced in today’s market. Are buyers overpaying, or is this just the new normal?

Is it a red flag if a house has been sold every 2 years?

Found a house I love, but looking at the history, it was sold in 2020, 2022, and 2024. How do i know if it is just a coincidence (like people relocating), or is there likely a hidden nightmare with the house or the neighbors that makes everyone want to leave immediately? How do I find out the truth?

How do I handle a seller who wants a rent-back for 3 months?

We found a great house, but the sellers want a 'post-settlement occupancy agreement' because their new build isn't ready. Is this a huge liability risk? What happens if they refuse to leave or break something while they're renting my house? Should I backout?

Can the seller back out if the house is pending?

We have an offer on a house, but the seller is being weird. We're worried that they're going to back out of the deal. We're only a couple weeks from closing. We've sold our current house, packed, and have put deposits down for the move. But we have some serious concerns about the seller. So, can the seller still back out?

Can I sell as-is if I still owe a lot on my mortgage?

My house needs a new roof and some foundation work. I don't have the cash to fix it. Can I list it '"as-is" and just let the bank take their cut, or will a lender refuse to fund a buyer because of the condition?

How will the conflict with Iran affect the housing market?

I was all set to sell my house and buy a new one this spring, but the conflict with Iran is making me nervous. Will the war with Iran cause problems in the housing market? What are all the possibilities? Should I wait to sell?

What to not fix when selling a house?

What should I not fix when selling my house? I know I should try to put my best foot forward when selling, but I also don't want to go overboard and spend a bunch of money that I won't see returned to me.

Will home prices decrease in 2024? I know there's no crystal ball, but based on your experience with housing trends, what do you think might happen to house values in 2024? Or will it be regional??
