I have had a few showings and the feedback my agent is passing on to mee is that a lot of the people think that my home is too dark. We are south facing and we also have a big porch in the back that blocks the light to the main area. What can I do to help add more light without a huge renovation adding windows and stuff?

The inside of my house is in great shape, but the outside paint is peeling and the front yard is pretty overgrown. I know curb appeal is important, but I don't want to spend weeks dealing with exterior contractors if buyers will just look past it. I'm wondering if fresh exterior paint and new shrubs are truly necessary to get top dollar.

We have an above-ground pool with a wrap-around deck that has seen better days. It needs a new liner and the deck needs significant repairs. The carpet in our bedrooms and upstairs hallway is stained and worn out from our dogs. We definitely need to replace the flooring before listing the house. New carpet is much cheaper, but I know buyers love hard surface floors these days. Will spending the extra money on luxury vinyl plank or hardwood actually pay off at closing?
