I inherited a lakefront home on a big lake in SE Michigan thats outdated and probably a teardown for most buyers, and comps are hard to find since were surrounded by $900k properties. Is a formal appraisal the smarter move for pricing it to list, or should I just get a few realtor CMAs instead?

Our house doesn't need any major work, but with three kids and two dogs, small repair requests already feel exhausting. Is it normal for the final loan amount to differ from the Closing Disclosure?

My closing docs today showed a loan amount eight thousand dollars lower than what was on my Closing Disclosure from three days ago, matching the original amount before my appraisal came in higher than expected, and I didn't sign anything or hear from my broker about it beforehand, so is that actually normal or should I be worried something got missed.

im about to make an offer and trying to figure out the earnest money amount my realtor suggested 1 percent but ive heard people say go higher in a competitive market problem is i dont want to tie up cash i dont have to since im worried about losing it if the deal falls through is there a real rule of thumb or does it just depend

Is my agent's CMA actually undervaluing my home, or am I overestimating it?

I recently interviewed the agent who helped me purchase my home about listing it for sale, and I am troubled by the comparative market analysis she provided. The comparable sales were seven to thirteen months old and considerably smaller than my property, with roughly half the lot size. Her suggested price sits at the low end of that inferior set despite the improvements I've made. Is it reasonable to expect a CMA to weigh lot size and condition more heavily, or am I misunderstanding how comparables are chosen?

Is it ok to list our bonus room as a 4th bedroom just to compete on price?

We just listed our house in a pretty competitive market, priced a little under the local comps, and were still the cheapest house in the neighborhood even after a full renovation. We need to sell fast so were looking for ways to make the listing stand out more. Our agent brought up listing it as a 4 bed 2.5 bath instead of 3 bed 2.5 bath since we renovated a 350 sq ft bonus room above the garage that now meets the citys and MLS's requirements to count as a bedroom. It has the right ceiling height, a window, and a closet, so technically it qualifies. Is that a legit way to get more buyer attention or could it cause problems down the line?

If socialism says everyone should have housing and the government should provide that housing, doesn't that mean that the government will control the housing and pricing? Will we even be able to own homes? What will happen if socialism grows?
