  • What should I pay attention to when touring a home?

When I go to open houses or private showings, I tend to focus on how the home looks. What are some important things buyers should pay attention to during a showing that are easy to miss?

  • Possible development behind house?

I'm interested in a home that has a large green space behind it. It is one of the selling points. But i'm not sure if it will always be green space and who owns it or what is planned for it. I don't know how to figure out the address or how to search it in the county website. How can i find out?

  • Why is the war causing interest rates to climb?

Been house hunting for a while now. Our lender told us initially that the war would probably cause interest rates to drop. But, I keep seeing news that interest rates are rising, and our lender confirmed today that rates are now higher than they were.
Don't rates usually drop during wars? why isn't that happening now?

  • Sell house and move or HELOC?

I have been in my house since 2019. It's small. My family is outgrowing it.
Current house was $110k. Have about 75k left. Our mortgage is awesome. ~$800/mo. 4% interest rate. I am terrified of being house poor. We can definitely afford a higher monthly payment on a bigger house but with the current market I'm not sure a few extra hundred per month is going to get us a bigger house.

I am considering a HELOC because we have a basement that would add so much room if able to finish it. The basement would need a ton of work. Probably 15k in sump and waterproofing before we could even put up walls, electricity, etc. I have some savings but I'd like to keep it for emergencies. Opinions?

  • Can I get a refund after purchase for work done?

WE bought a house and had it inspected, there were a few things but we didn't nit pick. We moved in a few months ago and started having work done. Turns out a light that we thought was just a burned out bulb was a whole electrical system completely messed up. They had open wires in the walls and things that were very not safe or up to code. They didn't tell us any of this and we didn't find it because we would have had to open walls to see. Can we go back and demand the seller pay for it? It's ridiculous!

  • Question about condemned properties and probate?

So, situation is... my friend lives at this house for about 3 years now. Gets mail at this address, him and his pregnant girlfriend abd there... 7 dogs... the owner of this house/ 40acre property has since passed away. It was, needless to say a city nuisance.. (trap house I'd say) they moved out some people that were living in abd around the house/ property and were told to clean it up. They put up a metal gate trying to keep people out. But it had been jammed through.. multiple times. People had brought stolen vehicles (allot, .. like allot) and it was pretty out of control. I forgot to mention. That they had to make their own very steep driveway because the lovely neighbors put up a code entry gate and blocked the right if way of the easement. And have continually vandalized and destroyed the makings of their new driveway with heavy machinery by putting down trees. Borders, ecology blocks, you name it... making it now unaccessible and hardly walkable. And continue to harrass and threaten anyone who goes up there. People have been shot at. Etc..

Anyway, the property has had cops up there pulling out stolen vehicles that have been dumped there. My friend has his dogs and all his belongings there. I called an detective and he said the property is condemned and is in probate.. what are their options? They just become homeless now?... mind you.. there is no power abd no water. The well line got crushed I guess thus last Summer and never fixed... abd the power... well. Someone thought he'd make some money in wire and cut it all the way from the house to the road. I can't even believe it... what a uncontrollable nightmare

  • Buying a house with a crack foundation?

The house of my dreams is for sale and has been on the market for 6 months. I finally went to see it and I want to buy it but I think the reason it has been on the market for so long is because it has a cracked foundation. They are selling as is. How much will it cost to fix that? Is it worth buying the house with a cracked foundation if it is my dream home!

  • Why are houses so expensive?

I am finally ready to buy. I have been renting for years and I want to own. I have been paying $1400/month in rent recently for a 2 bed 1 bath and I was hoping that I could buy a slightly bigger home and have a similar monthly mortgage payment but I can find nothing. Even outside of my desired area home prices are going crazy. What should I do? Why are home prices so high will they come down?

  • What is my first step for selling my house?

We've decided to sell but I have no idea what I should do first. Do i talk to a contractor and get everything updated and fixed first? Do i have to get pictures taken on my own? Do I talk to the bank because we have a mortgage? We haven't even looked at other houses yet so I don't know where we are moving.

  • What to do about bad schools?

When we bought our house 25 years ago the schools were great. We wanted to live here because they were so highly rated. But in the last few years there have been funding cuts and the schools have just gone down the tubes. We live in a very family friendly area with parks, near grocery stores, etc. And our home isn't huge, so it's great for a starter home for a young family. But I'm worried that people with kids won't want to live in this area anymore. We don't have a lot of private options, and the public schools used to be so good. I don't know if it is smarter to wait and see if the schools get better in 10 years, or try to sell now and move while we can and want to.

  • We've been a month on the market?

Our home has been on the market for a month, in good condition and updated. We haven't had a single contract and only a few showings. We live in the country - we're disapppointed in our realtor and we're wondering if we should look for someone new. Our home wasn't showing up on zillow for our area and once we told our agent our concerns he looked into it and it was put in the wrong area on the mls. He has a full time job outside of being an agent. We aren't sure this is a priority. One open house. We've received no feedback from anyone on what we can do better and we have to get out from under this house. Thoughts?

  • Should I sell ? Where would I go? Should I repaint/carpet?

Husband 75 yrs. Alzheimer's. No long term care insurance. ONLY income SS. I'M 70 this year. Kidney disease. But much equity in home. Low interest HUD loan but townhouse association dues is expensive now. 26 yr old house. Needs bedrooms re- carpeting. 6k+. No neutral wall colors-Need to be large paint job. Paint job. Partial is about $10,000 minimum. More than that to get neutral colors which we don't want to live with. Our youngest adult child has epilepsy since he was a young child, and other severe diseases, and at 39 years old cannot move out, and we typically have at least one grandchild with us almost full-time. Therefore we cannot downsized any type of senior living, assisted or otherwise. We have talked with many elder care attorneys but it's time to call again and talk to us quite a few realtors and many financial planners and everybody has told us that we can't afford to live here but we can't afford to live anywhere else and we would get about half the space for far more money due to interest rates and also large moving costs. We have to make a decision now and even though we're in debt to get the carpet done because it's unmanageable and some of the paint and don't know how to proceed. No appreciable savings. Lost everything in a corporate take over years ago
