  • Should I replace the garage ceiling before selling my home?

    The drywall ceiling in my attached garage is falling down due to improper installation, so it will need to be replaced (including insulation). I am planning to sell my house soon and was wondering if I can expect to recover this expense in the sale, or if I should just remove the old drywall and not bother to replace it. Thanks!

  • Selling within 5 yrs. Vote Yes or no to transfer fee ?

    Selling within 5 years does Building is proposing a vote on an amendment For new owners to pay 3,000 1 time transfer fee It is supposed to offset future work costs, maintenance etc. I won’t receive the long term benefits. We could get a big unexpected assessment and perhaps this is how they plan to deal with it. Would this affect sale ability and potential value of my unit in the future?

  • I am retiring in two years. Should I buy now?

    I will retire in two years and want to buy a home in Texas to be closer to family; currently in Pennsylvania. My thought process - I still would have a job (credit score is in the exceptional range) and I would have a couple to years to make any improvements to the home while still employed. Inventory is high right now and I may be able to get a good deal. Is this a wise idea? (note - Cedar Hill or Duncanville TX is where I am currently looking)

  • Is it my realtor's job to actively find me a home?

    To add clarity: Any house I get is contingent on sale of home I am now in. I don't have money in bank and wouldn't qualify for loan. Daughter's name is on this house also. She lives with me and turns 22 next month. Realtor found one home. She pulled me aside beforehand saying my daughter shouldn't participate in finding the home as she will probably be leaving me soon anyway, And daughter should definitely have no say so. I explained I needed a place that would work whether my daughter stayed with me, or whether I was by myself. She took great effort to exclude my daughter from seeing the home. My daughter came along anyway, and the home was too far from my daughter's work so we had no interest in it. Since then have no contact with realtor, unless I contact about seeing a particular home I see online. Even then, she tells me she has an open house, or she has other clients that day, so I feel rushed and like I'm imposing. Am I out of line for thinking realtor should be finding a home for us? I've bought two other homes and agent always located the home. At realtor's suggestion I've driven to different cities to see if I like them since I've never been there before. Also at realtor suggestion, I searched through the listings on Zillow realtor.com homes.com and everywhere trying to find a place. And then I drive by to see if it would even work, and I'm just really tired. Is there an easier way? Is there somebody that sells you a home and finds a home for you? She's also asking me to pinpoint specific subdivisions that she can put on her radar, but subdivisions change every few streets. When I have found houses in nearby subdivisions I am interested in, I've been surprised realtor hasn't contacted to let me know they were for sale... often they're closing before I see them.

    If we list our home as a pocket listing, will it then now show on some websites? We've been reading about Zillow not showing homes that were privately listed. So, if I do a pocket listing will Zillow not show it? Are other companies doing this? We wanted to test the waters on our house and start with a pocket listing. We know there's a range of values for our house and we want to start with the high end, so we thought a pocket listing would be a good test of interest.     My agent did not have us sign an agreement prior to showing us houses. We found a house and verbally made an offer. When he wrote up the offer he didn’t tell us that the selling agent had agreed to a 4% commission. He sent us the contract electronically with 1% of closing over the price we verbally agreed on and told us we would get the money back at closing. Not true. Are we stuck paying his fee now ?

  • Problem with neighbors preventing sale of lot?

    I have an unimproved lot that was for sale. Had an offer, but the day before closing the neighbors got into an altercation with the buyer and the buyer withdrew his contract.   • Can the seller of the house make you get approved again?

    I put an offer on a house, and the selling agent countered with a lot of demands. One of the demands being to send over financial statements to make sure I have closing cost and so I did. I countered again, and selling agent said I needed to get pre-approved by her choice of lender after she had already spoken to my current lender. We reached out the their said lender and were told it would only be a soft credit check since I have already had my credit ran in February when I locked in with my current lender. I did the application with her choice of lender for a soft check and they asked for bank statements, w2's and paystubs. I do not want my credit ran again and get dinged. Is this allowed? and all before they even accept an offer?

  • Why would somebody want to purchase an extra lot?

    I live in a subdivision. When I bought the house, it was the last one in the subdivision but they have since built on. I ended up with a huge yard and extra lot. I get calls and texts several times a week of people asking to buy the extra lot. I don’t understand why anyone would want to buy it or how it would work. The land is now between houses.   • How can i get out of a buyers agreement?

    I met with an agent, explained I didn't want a long term agreement, maybe till school was out, as I was only looking at size, areas, prices right now. She said standard was 6 mo. I said I preferred shorter, she said it's what we agree too ( as in she and I make our own terms). I signed the agreement, ask for a copy, she said she would scan then in and email it to me. 10 days later, I'm requesting a copy again. She gave me an excuse for not getting it to me. When I received it, it said 6 mo. Not what I requested. I then questioned her and she said no less than 6 mo as that was what all their office's do. But it was to late to redo the time on it. I don't want to work with her. She will not get my listing, nor will her office. But she says I'm locked in until after the 6 mo. Which means the fall and I can't sell in the fall, it will be off season for selling a family home.

    I don't like that my loan automatically has this forced escrow account. Can't I just pay my property taxes myself? I'd rather I kept all that money myself so that I can get interest on it rather than just put it in the account that my mortgage company has and it sits there.

  • Canceling A real estate investment company?

    I'm trying to get a real estate investment company canceled. They haven't done any work to try to sell the home or spent any money on listing. It alls I have is an agreement on purchase price and a 90-day agreement. I do not want to work with this company. They were not honest and what they were telling me over the phone. They pressured me in signing an agreement to list my home and found out things in the agreement were not as they claim. I have reached out to them several times to terminate with them and they will not respond. Can I terminate them after the 90 days business days are up? I am not interested in working with this company and I will not be forced to work with them and I am not selling them my home. I just don't know where to turn from here.
