When should I start looking for a real estate agent?
The housing market in Portland has its ups and downs. If you want to sell your home, it is a good idea to start looking for a real estate agent in Portland up to a year before listing.
Your agent may have some recommended repairs or upgrades to help you sell for a higher price. Getting work on your home can take time, which is why talking to an agent sooner than later is always a good idea.
If you are buying a new home, we recommend to talk to an agent 3-6 months before you hope to move. This allows you time to get to know the market and what you can get for your budget. Your dream home might be available now or you may have to wait a while to find the best fit. Giving yourself some time and wiggle room helps the process go more smoothly.

What do real estate agents in Portland do for their commission?
Portland real estate agents do much more than just put a sign in front of your house. A good Realtor will work with you from the moment you decide to sell your home to after you hand over the key.
This includes things like working with appraisers to set the right listing price, staging, having pictures taken, preparing the listing, online marketing, open houses, working with individual showings, answering questions, negotiating, closing paperwork, and so much more!
If you don’t think hiring a real estate agent is worth the money, think about this - according to the National Association of Realtors, in 2021 the average home sold FSBO (for sale by owner) sold for 32% less than the average home sold with a Realtor.

Which manufactured home setup makes more sense: owning the lot or leasing it?
I'm comparing four ways to buy a manufactured home in the Portland metro area: a new home on a lot I purchase, an existing home with its lot plus renovation costs, a new home on a leased lot, or an existing home on a leased lot. Could an agent explain the resale and cost differences between owning and leasing the land?
Keith Jean Pierre: Vaughn, leasing the lot can be an expensive monthly expenditure. Purchase if at all possible. A quick Google search will give you the pros and cons and outline expectations.
Keith Jean-Pierre Managing Principal The Dapper Agents Real Estate Operations in ALL 50 States
Juan Picos: The biggest difference is that when you own the land, you're buying both the manufactured home and the real estate underneath it. With a leased lot, you're purchasing the home but paying ongoing rent for the land.
Owning the lot generally gives you more control and can make the property easier to finance and resell because you're selling the home together with the land. You also have the potential for the land itself to appreciate. However, the upfront purchase price and property taxes are typically higher, and you're responsible for maintaining the entire property.
With a leased lot, the initial purchase can be less expensive, but you need to look closely at the monthly space rent, how and when it can increase, the remaining lease terms, and what happens if you sell the home. Those ongoing costs can significantly affect the home's affordability and resale value.
For your four scenarios, I'd compare the total cost of ownership rather than just the purchase price: home price, land price or lot rent, financing, taxes, insurance, maintenance, renovation costs, and expected resale value.
In the Portland metro area, I'd also have an agent familiar with manufactured housing review the specific community and its lease terms. Two manufactured homes with similar purchase prices can have very different long-term costs depending on the land arrangement.
Is there a way to finance a multigenerational home purchase before my parents' current house sells?
My parents are planning to move cross-country and want to buy a multifamily property together with us so we can all live there, but their current home hasn't sold yet and we'd only have about $40,000 of our own toward a down payment. The property we're interested in is listed around $700,000 and neither of us has ever done a joint purchase with family before. Is there a loan structure that would let us combine funds and actually qualify together before their house sale closes?
Michael Atkinson: Yes, there may be options. A lender could look at a joint mortgage with all qualifying family members on the loan, and your parents may be able to use a bridge loan or home equity from their current property for the down payment before it sells. The key is having a lender review everyone's income, debts, credit and available equity together so you know which structure is realistic before making an offer.
Jonathan Claudio: Yes. A common approach is to have you and your parents apply together as co-borrowers, using everyone’s qualifying income, assets, and credit, while your parents’ existing home is handled separately in underwriting. Fannie Mae allows multiple borrowers on a principal-residence mortgage, and only one borrower generally has to occupy the new property.
