Prices have leveled out a bit. Sellers are still getting over asking when priced right. You can do an open house if you feel comfortable doing one. I know it is a little unsettling to have strangers through your house but it should not take long to sell your home in this market if it is priced right. In Wisconsin it usually takes 30 days to close on a condo. An appraisal is done a few days prior to closing. So to answer your question ...around 28 days.

you can but the buyer will need to put those extra items on a bill of Sale instead of on the actual offer because the lender will kick it back do to the reason those items have no value.
