Our ranking methodology

How We Rank Real Estate Agents in Georgia

FastExpert helps home buyers and sellers compare real estate agents in Georgia using available sales history, customer reviews, and local experience.

Our rankings consider information from agent profiles in the FastExpert network. Rankings reflect the data available to us and may change as new information becomes available.

How Agents Are Ranked

Agents are listed using the following criteria, applied in priority order:

  1. 1

    Transaction History Availability

Agents who make their transaction history available on FastExpert are listed before agents without displayed sales history.

  2. 2

    Customer Reviews

Agents with average customer ratings of 3 stars or higher are prioritized over agents with ratings of 1 or 2 stars.

  3. 3

    Recent Local Sales Activity

We consider transactions recorded within the past three years, including local sales and transactions completed through FastExpert. Transactions completed through FastExpert receive additional weight.

  4. 4

    Number of Transactions

When earlier criteria are equal, agents with more recorded transactions during the past three years rank higher.

  5. 5

    Average Customer Rating

When other ranking factors are equal, agents with higher average customer ratings receive priority.

What You Should Know About Our Rankings

Rankings are based on available information and do not represent every licensed real estate agent in Georgia. Sales records, reviews, and other agent information may be incomplete or change over time.

Rankings are intended to help you compare agents, not guarantee an agent's qualifications, performance, or results. We encourage you to review agent profiles, confirm licensing information, and interview agents before making a decision.

About FastExpert: FastExpert receives compensation from agents when a transaction closes through our network. Our rankings are not paid advertising placements.

Frequently Asked Questions

Frequently Asked Questions About Georgia's Top Real Estate Agents

Get answers to common questions from home buyers and sellers across Georgia. Learn from licensed agents and other homeowners in the community.

How do you rank your top 25 real estate agents in Georgia?

FastExpert ranks its agents based on their number of successful sales, real customer reviews, and years active. We collect each real estate agent’s transaction history to provide the most accurate data in our directory of top agents. We like to use the data of the last three years of closed sales as a reference point, as it shows how well the agent is doing now - not 10 years ago.

We only show true and accurate data, and our agents cannot buy their way into a higher ranking. At FastExpert, you’ll always see the most accurate and up-to-date rankings with our top real estate agents.

How many real estate agents are in Georgia?

According to the Georgia Department of Real Estate as of May 2020, there are a total of 68,758 licensed real estate agents.

What is the typical realtor fee in Georgia?

Total real estate agent fees (including seller and buyer’s agents) range from 4-6% of the total home sale price.

This is split between the seller’s agent and the buyer’s agent. So if a home sells for $500,000 and the commission is 5%, the total fee is $25,000 with $12,500 for each agent.

The home seller usually pays for this fee, but that can vary depending on what both sides agree on.

How can I verify if a realtor is licensed in Georgia?

If you want to see if a real estate agent is licensed in Georgia you can visit the Georgia Department of Real Estate website and look them up by name. This will give you their license number, type, and the cities they are active.

Who pays realtor fees in Georgia?

The seller commonly pays the realtor fee.

You will usually see the fee included in the final closing costs for the property sale. On average, total commissions are about 4-6% of the total house sale price, with half going to the seller’s agent and half to the buyer’s agent. This is negotiable and is something you should discuss with your agent before you decide to work with them.

What questions should I ask when interviewing a Georgia real estate agent?

When looking to hire a real estate agent in Georgia, it’s essential to interview a few agents and choose the one that fits your needs best.

When interviewing, there are some questions to ask to ensure you get information that will help you with your decisions.

Be sure to ask about where they have worked in the past, what their average price point is, how they like to communicate, and how much they charge for commission. For a full list of recommended questions, see our blog post, Essential Interview Questions to Ask a Real Estate Agent.

What do real estate agents in Georgia do for their commission?

Georgia real estate agents do much more than just put a sign in front of your house. A good Realtor will work with you from the moment you decide to sell your home to after you hand over the key.

This includes things like working with appraisers to set the right listing price, staging, having pictures taken, preparing the listing, online marketing, open houses, working with individual showings, answering questions, negotiating, closing paperwork, and so much more!

If you don’t think hiring a real estate agent is worth the money, think about this - according to the National Association of Realtors, in 2021 the average home sold FSBO (for sale by owner) sold for 32% less than the average home sold with a Realtor.

What are the benefits of working with a top real estate agent in Georgia?

Hiring a top real estate agent for selling or buying a home in Georgia will save you time and money. Here are four reasons you should consider hiring a real estate agent

1. It’s their job and they have the time and resources you likely don’t have to do it well. 2. They know the market. The best real estate agents live and work in the same area for years, they know it well and can help address your questions and concerns. 3. They are good at negotiating. They work as the middleperson between you and the other party so you can stay behind the scenes. 4. They do the hard work for you. They market your home, make phone calls between interested parties, handle documents, and negotiate the best deal for you.

What should I look for when comparing top real estate agents in Georgia?

Are easements placed between properties from front to back?

My neighbor is claiming there’s an easement between our properties in the backyard area.\r\n That the HOA said exist between all properties in the subdivision. He also stated that my fence which is 3 ft from my property line suppose to be 5 ft from my property line

Bill Bambrick: Unless you have several documents in hand, making an answer is a guess. Do you have a boundary survey of your lot? This will indicate an easement.
As for the fence, refer to your HOA documents or call the HOA for this specific answer. The management company will be glad to help.

Here are the Types of Easements in Georgia:
Easement by Prescription:
This occurs when someone uses another person's property openly, continuously, and adversely for a period of seven years, while keeping the property in repair, and having a claim of right.
Easement by Necessity:
This arises when a property is landlocked and has no access to a public road. The law implies a right of way to provide access..
Easement by Implication:
This type of easement is created when a property owner sells a portion of their land, and the sale implies a right of way to the back portion.
Utility Easements:
These easements allow utility companies to install and maintain essential services like power lines, gas lines, etc., on private property.
Right-of-Way Easements:
These easements grant the right to travel across another person's land, often for roads or pedestrian routes.
Hope this helps.

Jason Craig: Stephanie, I’ve run into this before. Easements and setback rules can vary by subdivision, HOA, and local zoning. The best first step is to check your closing documents or plat map—you’ll usually find any easements spelled out there. Your HOA bylaws should also note setback requirements if they’re different from the city’s code. In Jonesboro, some neighborhoods do have 5-ft setback rules, but it’s not across the board. If you’re unsure, I’d suggest confirming with your HOA in writing or pulling the recorded plat at the county records office. That way you’ll know exactly where you stand.

Why do so many listings to live on Thursday?

I watch listings and always see a ton go online early Thursday morning, why is this?

Barrett Henry: Thursday is the sweet spot for maximum exposure heading into the weekend, and most agents know it.

Here's the logic. The majority of buyer showings happen on Saturdays and Sundays. If you list on Thursday, your home hits the MLS and all the major sites like Zillow, Realtor.com, and Redfin with enough time to show up in search alerts, get shared between agents and buyers, and build momentum before the weekend rush. Buyers see it Thursday night or Friday morning and start booking showings for Saturday.

If you list on Monday or Tuesday, your home sits for several days before the weekend and the "new listing" buzz starts to fade. If you list on Friday, some buyers have already made their weekend plans and you might miss that first wave. Thursday gives you the best of both worlds, enough time to generate interest but close enough to the weekend that the excitement is still fresh.

There's also a strategic element with open houses. If an agent is planning a weekend open house, listing on Thursday gives them time to market it, blast it on social media, and get it into the open house feeds on the major platforms before Saturday.

It's not a hard rule and a well-priced home in a hot market will get attention no matter what day it lists. But when agents can control the timing, Thursday consistently delivers the strongest first weekend of activity, and that first weekend often sets the tone for the entire listing.

Nadia Colucci: Hello,

Good eye, that's an intentional strategy, not a coincidence.

Most buyers plan their weekend house tours on Thursdays, so agents time listings to go live early that morning to catch peak search traffic before the weekend.

On average, homes get five times more views on their first day listed than any day after, so agents want that fresh, top of the results boost right before Saturday and Sunday showings.

Homes listed on Thursday tend to sell faster and are more likely to sell above asking compared to other days. It's a small timing trick, but it adds up across the market.

Is it dumb to buy a house without seeing it first?

Anyone ever bought a house "sight unseen" from out of state? Relocating for work and I can't fly out every weekend. Is it crazy to trust a FaceTime tour and a good inspector? What's the best way to protect myself so I don't move into a lemon?"

Nicole McGowan: Not dumb—but it can go very wrong if you treat it casually.

I work with a lot of relocation buyers (especially military), and plenty of them close on homes without ever seeing them in person. The difference between a great experience and a disaster usually comes down to how much visibility the listing provides. Then the agent, lastly the inspector.

A good 3D (Matterport style) tour can give you a true sense of layout, flow, and spacing in a way photos just can’t. You can virtually walk the home, look at angles, and start to understand how it actually lives. Then, a FaceTime walkthrough becomes the second layer—where your agent is confirming details, opening things up, checking condition, and giving you honest, real-time feedback.

That combination—3D tour + live walkthrough—is what removes a lot of the guesswork.

Then the Seller's Disclosure aka Property Disclosure. this is a legal document that the sellers have to answer in regards to different aspects of the home mechanics.

And I’ll be honest—if a listing agent really wants to market a home properly (especially in a competitive or relocation-heavy area), investing in a 3D tour is becoming more of a standard than a luxury.

Your inspector is your next layer of protection—but your agent is your 1st line of defense.

And here’s the part most people don’t think about:
you need a clear exit strategy built into your contract. Inspection periods, contingencies, and knowing when to walk away matter just as much as the home itself.

Is there risk? Yes.
Is it crazy? Not at all.

It just requires a higher level of diligence—and the right systems in place to make sure what you see virtually matches what you’re actually buying.

JAIME HORNING: I work with many buyers moving to Ridgefield ad Vancouver, Washington, and purchasing sight unseen has actually become much more common. The key is having the right systems in place so you are fully protected.

I'd Recommend:

1. Have your agent do a very detailed video walkthrough - not just a quick facetime - look closely at floors, ceilings, windows and surrounding homes
2. Hire a thorough, reputable home inspector and attend the inspection virtually is possible.
3. Make sure your offer includes a strong inspection contingency so you have an out if needed.
4. ask for additional photos/videos of anything that raises concern.
5. Work with a local, experienced agent who knows the neighborhood.

One thing I always tell my clients: You're not just buying the house - you're buying the LOCATION, Street, and overall feel of the area, which is just as important.

Done the right way, buying a home sight unseen can absolutely be successful. It just comes down to having the right team, process and clear communication throughout.

If you're relocating and need guidance, I'm always happy to help walk you through the process and make sure you feel confident!

Are online home value estimates hurting sellers by setting unrealistic expectations?

Many sellers look at online estimates before pricing their home. Do these tools help or hurt when it comes to setting realistic expectations?

Barrett Henry: They hurt more than they help, and it's not even close.

Online estimates from Zillow, Redfin, Realtor.com, and the rest pull from public tax records, past sales, and algorithm-driven models. They don't walk through your house. They don't know you spent $40K on a kitchen remodel or that the roof is 22 years old. They don't account for the neighbor's yard that looks like a salvage lot, and they can't feel the difference between a home that's been loved and one that's been neglected.

The real problem is that sellers anchor to whichever number is highest and treat it like an appraisal. It's not. These tools even tell you in their own fine print that the estimates can be off by 5 to 15 percent or more. On a $400K home, that's a $60K swing. That's not a rounding error, that's a completely different pricing strategy.

Where it gets dangerous is when a seller insists on listing at the Zestimate instead of looking at actual comparable sales, current market conditions, and the specific condition of their home. They overprice, sit on the market, watch the days on market climb, and then end up reducing to where they should have started, except now the listing looks stale and buyers have more leverage.

The tools aren't useless. They're fine as a loose starting point to get in the ballpark before you talk to an agent. But treating an algorithm's guess as gospel is how sellers leave money on the table or chase a number the market won't support.

A CMA from an experienced local agent who has actually been inside your home and knows your specific market will always be more accurate than a website that thinks every 3/2 in the zip code is the same.

Joel Sutherland: Not all tools are created equal. Hire a Real Estate Pro to help guide you with these online tools.

How far in advance should I start the home buying process before my lease ends?

My current apartment lease expires in about seven months, and I really want to transition into owning my own place rather than renewing. I haven't started touring homes yet, but I have been browsing listings online. I'm not sure how long the mortgage pre-approval, house hunting, and closing process actually takes in today's market.

Zac Albers: Typically, you have to give a 30-day notice to vacate, even if your lease expires. It also takes 30-45 days from contract to close when purchasing a new house. I would recommend starting the pre-approval process 90 days in advance, then start looking for homes. You can often put a contract on a house with a 60-day closing window, so that gives you time to select a lender, get pre-approved, find a good Realtor, then have some time to shop around and find the right house before making an offer.

Billee Silva: You’re actually in a really good position timing-wise, you’re thinking about this early enough to do it right without feeling rushed. In today’s market, the process is a lot more predictable than most people expect. Getting pre-approved is usually the quickest step, it can take as little as a day, but most buyers see it done within 1–3 days once documents are submitted. From there, the timeline really depends on how quickly you find the right home. Some people find something in a couple of weeks, others take a few months, but on average, house hunting tends to take anywhere from a few weeks to a couple of months.

Once you’re under contract, the clock becomes more defined. The typical closing process ; inspections, appraisal, underwriting, usually takes about 30 to 45 days. When you put it all together, most buyers are looking at roughly 2 to 5 months from getting serious to getting the keys, though it can move faster or slower depending on how decisive you are and what’s available in the market.

With seven months left on your lease, you’ve got a comfortable runway. The smart move is to get pre-approved sooner rather than later so you know your numbers, then start touring when you’re about 3–4 months out from when you’d ideally want to move. That way, you’re not renewing your lease, but you’re also not scrambling at the last minute or settling for something that isn’t right.
