Our ranking methodology

How We Rank Real Estate Agents in Texas

FastExpert helps home buyers and sellers compare real estate agents in Texas using available sales history, customer reviews, and local experience.

Our rankings consider information from agent profiles in the FastExpert network. Rankings reflect the data available to us and may change as new information becomes available.

How Agents Are Ranked

Agents are listed using the following criteria, applied in priority order:

  1. 1

    Transaction History Availability

Agents who make their transaction history available on FastExpert are listed before agents without displayed sales history.

  2. 2

    Customer Reviews

Agents with average customer ratings of 3 stars or higher are prioritized over agents with ratings of 1 or 2 stars.

  3. 3

    Recent Local Sales Activity

We consider transactions recorded within the past three years, including local sales and transactions completed through FastExpert. Transactions completed through FastExpert receive additional weight.

  4. 4

    Number of Transactions

When earlier criteria are equal, agents with more recorded transactions during the past three years rank higher.

  5. 5

    Average Customer Rating

When other ranking factors are equal, agents with higher average customer ratings receive priority.

What You Should Know About Our Rankings

Rankings are based on available information and do not represent every licensed real estate agent in Texas. Sales records, reviews, and other agent information may be incomplete or change over time.

Rankings are intended to help you compare agents, not guarantee an agent's qualifications, performance, or results. We encourage you to review agent profiles, confirm licensing information, and interview agents before making a decision.

About FastExpert: FastExpert receives compensation from agents when a transaction closes through our network. Our rankings are not paid advertising placements.

Frequently Asked Questions

Frequently Asked Questions About Texas's Top Real Estate Agents

Get answers to common questions from home buyers and sellers across Texas. Learn from licensed agents and other homeowners in the community.

How do you rank your top 25 real estate agents in Texas?

FastExpert ranks its agents based on their number of successful sales, real customer reviews, and years active. We collect each real estate agent’s transaction history to provide the most accurate data in our directory of top agents. We like to use the data of the last three years of closed sales as a reference point, as it shows how well the agent is doing now - not 10 years ago.

We only show true and accurate data, and our agents cannot buy their way into a higher ranking. At FastExpert, you’ll always see the most accurate and up-to-date rankings with our top real estate agents.

How many real estate agents are in Texas?

According to the Texas Department of Real Estate as of May 2020, there are a total of 164,658 licensed real estate agents.

What is the typical realtor fee in Texas?

Total real estate agent fees (including seller and buyer’s agents) range from 4-6% of the total home sale price.

This is split between the seller’s agent and the buyer’s agent. So if a home sells for $500,000 and the commission is 5%, the total fee is $25,000 with $12,500 for each agent.

The home seller usually pays for this fee, but that can vary depending on what both sides agree on.

How can I verify if a realtor is licensed in Texas?

If you want to see if a real estate agent is licensed in Texas you can visit the Texas Department of Real Estate website and look them up by name. This will give you their license number, type, and the cities they are active.

Who pays realtor fees in Texas?

The seller commonly pays the realtor fee.

You will usually see the fee included in the final closing costs for the property sale. On average, total commissions are about 4-6% of the total house sale price, with half going to the seller’s agent and half to the buyer’s agent. This is negotiable and is something you should discuss with your agent before you decide to work with them.

What questions should I ask when interviewing a Texas real estate agent?

When looking to hire a real estate agent in Texas, it’s essential to interview a few agents and choose the one that fits your needs best.

When interviewing, there are some questions to ask to ensure you get information that will help you with your decisions.

Be sure to ask about where they have worked in the past, what their average price point is, how they like to communicate, and how much they charge for commission. For a full list of recommended questions, see our blog post, Essential Interview Questions to Ask a Real Estate Agent.

What do real estate agents in Texas do for their commission?

Texas real estate agents do much more than just put a sign in front of your house. A good Realtor will work with you from the moment you decide to sell your home to after you hand over the key.

This includes things like working with appraisers to set the right listing price, staging, having pictures taken, preparing the listing, online marketing, open houses, working with individual showings, answering questions, negotiating, closing paperwork, and so much more!

If you don’t think hiring a real estate agent is worth the money, think about this - according to the National Association of Realtors, in 2021 the average home sold FSBO (for sale by owner) sold for 32% less than the average home sold with a Realtor.

What if I disagree with my home valuation?

I talked to an agent about selling my home, and I don't agree with what they said. I get that they're the professional, but it feels like they just want to significantly underprice my home so that they can sell it quickly. I get that overpricing will just turn people away, but I want to reach a happy medium between what they said and what I want. Or should I just talk to a different agent about this? We haven't signed anything yet.

Jason Craig: Gerry, you’re right to want a balance. In Dallas, pricing strategy can make or break how fast a home sells and how many offers come in. A good agent should walk you through the comparable sales in your neighborhood so you can see where their number is coming from. If it feels like they’re just underpricing to move it fast, ask them to show you examples of similar homes and how long they took to sell. You haven’t signed anything yet, so it’s perfectly fine to get a second opinion—sometimes just seeing another agent’s perspective gives you peace of mind.

Roy Towse: If it doesn’t feel right, trust your gut. A good agent should explain their pricing strategy clearly and work with you, not just push for a fast sale. Since you haven’t signed anything, definitely get a second opinion, it can’t hurt and might give you better clarity.

When should I start freaking out that my house isn't selling?

I know the market has slowed down since Covid times...mortgage rates, affordability... I get it. My house has been on the market for over a month and I haven't gotten any offers. I already put an offer on another house and I'm starting to freak out that my house hasn't sold. Help! What do I do? Stay calm or freak out and do something drastic to get my house sold?

Melody Bishop: What are the average days on market for homes that have sold near buy or even in your zip code. In my market in central NC, a month is not a long time these days. Have a conversation with your agent as well. How many showings have you had? How many showings does it usually take before you can expect an offer? Is it time to adjust the price. Your agent should be able to provide you with this data and alleviate some of your concerns.

Loodmy Jacques: Don’t panic, but don’t sit still either.

A month with no offers is your signal to adjust, not freak out.

Look at the pattern.
If you had a lot of showings and no offers, it’s price.
If you had very few showings, it’s price or exposure.

Right now you need a reset, not small tweaks.
Review recent comps from the last 2–3 weeks, not older ones.
Make one meaningful price adjustment instead of little drops.
Make sure photos and listing position are strong.

Since you already have another home lined up, timing matters. Waiting it out usually doesn’t fix it.

Simple way to think about it.
The market already gave you feedback. Respond to it quickly and you’ll regain momentum.

My agent wants me to sign a commission agreement before listing—do i have to?

It’s 2026, and I thought the whole "seller pays 6%" thing was dead. My agent is asking me to commit to a specific buyer agency compensation in the listing contract to "ensure maximum exposure". Is this legal, or is this an old way of doing things that I don't have to do anymore?

Barrett Henry: Yes, it's legal, and yes, you do need to sign a listing agreement before your agent can list your home. That's always been the case. The listing agreement is the contract that authorizes your agent to market and sell your property. Without it, they can't put it on the MLS.

What's changed since the NAR settlement in 2024 is how buyer agent compensation works. You are no longer required to offer compensation to the buyer's agent through the MLS. That's the part that changed. Previously, the listing agent would input a blanket offer of compensation to the buyer's side in the MLS, and it was essentially expected. Now, that field has been removed from the MLS in most markets.

That doesn't mean you can't offer buyer agent compensation. It means you don't have to, and it's no longer baked into the MLS listing as a default. Your agent is right that offering some level of buyer agent compensation can attract more showings because some buyers are still factoring their agent's fee into their purchasing decision. But the amount and whether you offer it at all is now fully negotiable and up to you.

Your listing agreement should clearly spell out what you're paying your listing agent and whether you're offering anything to the buyer's side. Read every line before you sign. If your agent is pressuring you into a specific number without explaining your options, push back and ask them to walk you through the alternatives and what each approach means for your exposure and bottom line.

Ann Breen: While the whole point of the NAR lawsuit was to emphasize commissions are negotiable (and always have been), the whole 'seller pays 6%' thing is not necessarily dead and certainly legal. It is your choice to make but as a seller you want the most eyes on your property and specifically the most qualified eyes (ie buyers). In order to ensure your property attracts the buyers that are well qualified and highly motivated (ie best offers), you will want to likewise make sure the agents working with those well qualified good buyers are compensated.

What does contingent mean?

I see the listings are contingent. What does that mean?

Josephine & Raj Sharma: Hi Trent, Contingent sale simply means the property is now under contract and pending sale and seller is taking backup offers. Hope this answers your question.

Paul Burrowes: A property listed as contingent means the seller has accepted an offer, but they’ve chosen to keep the listing active in case certain contingencies aren’t met by the prospective buyer. If a property is pending, the provisions on a contingent property were successfully met and the sale is being processed.
Contingencies are likewise available for a home buyer to include with their offer to purchase. For example, an inspection contingency calls for an inspector to evaluate the home’s condition. If the home inspection reveals plumbing, structural or other severe issues with the house, the buyer has an opportunity to negotiate repair costs or back out of the home sale.
Other common contingencies include a mortgage or financing contingency and an appraisal contingency. A pending status indicates the seller and their agent are confident the sale has passed its major hurdles and is on its way to closing.

How do I know when the market is right to sell my property?

I'm considering selling my home, but I'm not sure how to assess if the current real estate market is favorable. What indicators should I look for to determine if now is the right time?

Mary Wassef: Hi Jorge!

In Houston, the market varies greatly between neighborhood and price points. Overall, we are in a pretty balanced market that is not leaning wildly toward either sellers or buyers.

Whether now is the right time to sell depends on both the market in your neighborhood and your personal goals. I recommend looking at a few key indicators:

Inventory levels: How many homes are currently on the market in your area and how long are they taking to sell? Additionally what is the absorption rate - would it take 30 days or six months to absorb the inventory that is currently available? Lower inventory generally means less competition and can favor sellers, while higher inventory gives buyers more choices.

Days on market: How quickly are homes selling in your area? If well-priced homes are selling quickly, buyer demand is typically strong.

Price trends: Are home values rising, stable, or declining? Real estate is highly local, so neighborhood-level trends are often more important than national, state or city statistics.

Interest rates: Mortgage rates affect affordability and buyer demand. Even small changes in rates can impact the number of active buyers in the market. I am finding this to be less and less of a factor as people have settled into the reality of the interest rates we have today.

Condition and competition: How does your home compare to other properties currently available? A well-maintained home can often outperform the broader market.

There isn't one "perfect" time to sell. Homes sell successfully in every market. The key is understanding your local conditions, pricing strategically, and having a marketing plan that positions your home effectively against the competition.

After more than 20 years in Houston real estate, I've found that the best time to sell is often when your personal goals align with market opportunities. A professional market analysis can help you understand current value, buyer demand, and what you could realistically expect in today's market. Let me know if I can be of assistance!

Zoltan Peresztegi: Hi Jorge,

You have gotten a solid list of indicators (inventory, absorption, days on market). Let me add the two questions that matter more than all of them, because I watch sellers get this wrong every year.

First: the market is only half the equation. The other half is where you are GOING. If you sell high and buy high in the same market, the "great timing" mostly cancels out. The timing question that actually pays is the spread: selling in a strong market and buying in a softer one, moving from a hot price band into a slow one, or downsizing when large homes are moving faster than small ones. A "perfect" seller's market where you then overpay on the buy side is a wash.

Second: your current mortgage rate is part of the market math. If you are sitting on a low pandemic era rate and would finance the next home in the mid 6s, that rate gap is a real cost of moving that no market indicator captures. Sometimes it still makes sense to move. But run that number before you fall in love with a listing headline.

On reading your local market, one simplifier: months of inventory in YOUR neighborhood and price band. Under about 4 months leans seller, 4 to 6 is balanced, over 6 leans buyer. Houston is a patchwork, so citywide numbers will mislead you; ask an agent to pull it for your zip code and price range.

And the honest truth I tell my own clients: people rarely sell because a chart said so. They sell because of jobs, family, space, and life. When your life reason is real, the right question is not "is the market perfect" but "is the market good enough, and is my pricing strategy right for it." A well priced home sells in every market. An overpriced one sells in none.

I am a real estate professional in Los Angeles (the South Bay), and if you would like a sharp Houston agent to pull those neighborhood numbers for you, I am happy to connect you with someone from my network.

Zoltan
