Is shadow inventory going to crash my home value this spring?

I seen a report that a lot of people who delisted last year are planning to re-list this March. If everyone hits the market at once, am I going to lose my leverage? Should I wait to list or try to beat the crowd? I"ve been waiting till the weather got nicer but now i'm questioning my strategy.

What happens if the appraisal comes in lower than the offer I accepted?

Sold my house for $550k, but the bank appraisal just came back at $530k. The buyer says they don't have the $20k cash to cover the gap. Am I forced to drop my price, or can I make them walk and keep their earnest money? I mean, they said they wanted it for $550 and I feel like it's worth that. Can they get another appraisal?

My house didn't sell, do I need a new agent?

I’m at 35 days on market I've had a lot of showings and pretty good open houses but zero offers. My agent keeps saying the right buyer will come, but I'm seeing other houses nearby go under contract. At what point do I fire my agent vs. just admitting my price is too high for 2026 interest rates? I feel like there is something I'm missing, but when I ask my agent he says that the house looks great. Could just some minor updates or paint help that much? Is it fishy looking to take it off the market, do some little work and put it back on?

Is the spring selling market still a thing and is March too early?

Everyone says wait for April to list, but there is literally ZERO inventory in my neighborhood right now. If I list my house early while everyone else is waiting for spring, will I get a better price because of the lack of competition, or are buyers not even looking yet? I don't want to sit on the market for 60 days and look 'stale.

Do smart homes have higher resale value or does it hurt?

Husband insists that the more smart stuff we put in our home the higher the resale value. We already have the doorbell, thermostat, garage door, and locks. Are these things that increase the value? i feel like it is more work because we have to replace batteries and when we are offline they are super annoying.

Do I legally have to tell buyers about my horrible neighbor?

My neighbors have been awful to live next to. They don't take their trash cans in and they have been known to blow around their junk around the neighborhood. They yell at my kids. They wrote passive aggressive notes about a tree on my land they didn't like. They set up cameras to spy on us in our backyard. They steal our mail. and so much more. Do I have to disclose this in any formal way? I don't want to be a jerk but I also want to sell my house.
