were about to list our house and my agent brought up doing an open house on a weekday afternoon in addition to the weekend one and I guess Ive only ever seen weekend ones so Im not sure if weekday traffic is real or if its just extra work for nothing especially during the first week when the listing is still fresh

Getting ready to list my condo in Boynton Beach, and my association levied a special assessment back in the spring, roughly $8,400 per unit for concrete work, billed monthly over four years. I've got about three years left on it.nnDo I have to disclose a special assessment when I sell, or does that just come out in the estoppel anyway? There's also a proposed assessment the board has been kicking around at meetings that hasn't been voted on yet, no idea if that counts as something I'm supposed to put on the rider.nnAnd honestly, am I better off just paying the balance off at closing instead of discounting the price and letting the buyer take it over? Worried it kills my buyer pool either way.

I was under contract for six weeks before my lender pulled the pre-approval over a job change, and the deal died two days before closing. The seller relisted about ten days later, nearly eighteen thousand dollars above my original contract price. I understand modest appreciation is possible, but a jump that size in such a short window seems unusual. Is it common for sellers to test a higher price immediately after a failed transaction, and does that pricing typically hold?

my uncle has been living in the house rent free since my grandma passed and now we need to sell it and he wont leave, do we have to evict him first or can we sell it with him still in there
We own mineral rights in Oklahoma a company out of Oklahoma City wants to purchase the mineral rights for 30 years for a Sonal panel field. I do not understand the contract and I need to make sure that it is a fair contract.

me and my brother inherited our parents house like 4 months ago and its just sitting there. we're splitting the taxes and upkeep for now but its getting expensive. he wants to keep it and rent it out, i just want to sell and split the cash. is there a legal way to force a sale if we cant agree?
I signed a listing agreement then had some health issues virtually the same day and the property-through mutual agreement, was never listed on any MLS. That seems like an important point-that is was never listed. The listing agreement says the property must be listed within 5 days of 'effective date' and no later than 90 days.. After 100 days have passed is the agreement still valid? Seems like the agreement was never 'consummated' so to speak and after some period would be null and void and need to be renegotiated. Please advise.
i owe more on my house than its worth and i still gotta move for a new job. can i even sell it like that or am i just stuck
A neighbor mentioned they might be interested in buying my house directly, but they aren't working with a realtor of their own. I'm currently under contract with a listing agent and want to understand how they manage these types of inquiries while still prioritizing my interests as the seller. It's important for me to know how the workflow changes if the buyer is unrepresented or if my agent ends up facilitating both sides of the transaction.
