Can I take my rose bushes to my new house?
We love our rose bushes and have put a lot of effort into maintaining them over the years. They hold a lot of memories for us. We're downsizing and want a piece of this house to take with us. Can we dig them up and take them to our new home?
I have smart home tech. How do I transfer these without giving personal info?
I'm selling my house and have smart home tech like doorbell, thermostat and security cameras. I'm fine with leaving these things, but how to I transfer them to the new owner without compromising my security, personal info, and passwords? Do sellers normally uninstall them?
Does a house fire affect home value?
A few years back our house was struck with lightening and caught on fire. Fire dept was quick and we lost about half of the 2nd floor. We obviously did remediation and repairs. The house is completely fine now and no damage remains. But do we need to disclose this when selling our house? Will the fact that it caught on fire affect our home value?

Do I need to replace the carpet?
Our carpet is about 10 years old. Our agent is telling us we need to replace it, but we'd rather not spend $3,500 or so replacing the carpet. We have kids and a dog, but the carpet doesn't have obvious stains or anything. It has normal wear from daily life. Is is really worth it to replace the carpet? Will we get more than $3,500 in value or will our house really sell better?
Can my agent work for me and the buyer?
We're selling our house. It's been on the market about 3 weeks. We've had showings and just got an offer. But the agent says the offer is from their own buyer client. So then she wants to work for both of us. She tells us that she'll be fair and equal. But how can she really? How can she have our best interest and the buyer at the same time? And will she be the one to really come out on top of all this? We want to sell, but we also don't want to get pushed over.

We want to move in 8 months. When should we list? We don't want the house to sell so quickly that we need to find temporary housing. But we also need to be out in 8 months and no longer. When should we list to try to get our timeline?
How much will it cost to sell my house?
I want to sell as cheaply as possible. Do I have to pay for staging and cleaning and all of the upgrade or repairs? I just want to list it and sell it with out all the extra cost. Can I even do it without a real estate agent and just sell by owner? Or like one of those 1% agents?

Should I sell my house to a tenant buyer?
Market is slow in my area. A tenant asked if I’d do a lease-to-purchase. I like the idea of high rent, but I’m worried they’ll just back out in two years and I’ll be stuck with a house that’s now in not great shape. What are the actual risks of seller-financing in this market?
Is it better to delist or price cut?
We’ve been on the market for 45 days with no bites. My agent says I should drop the price by $50k, but I’d rather just pull the listing and wait for rates to drop further in 2027. Has anyone delisted and waited successfully, or does it make my house look bad because it didn't sell the first time?
