Can I sell as-is if I still owe a lot on my mortgage?
My house needs a new roof and some foundation work. I don't have the cash to fix it. Can I list it '"as-is" and just let the bank take their cut, or will a lender refuse to fund a buyer because of the condition?

How do I pick the best offer for selling my house?
I have three offers on the table. One is all cash but lower; one is over asking but has a financing contingency; and one has a massive down payment. How do I know which one is actually the safest bet to get to closing? My realtor says all cash is always the way to go because we know they have the money now but I feel like I want to get more and go with the over asking.

Should I pay for my own inspection before listing?
I want a smooth sale, but I’m worried the buyer’s inspector is going to find some massive issue and kill the deal. Is it worth the $500 to do a pre-listing inspection so I can fix stuff now, or am I just looking for trouble?

What is my first step for selling my house?
We've decided to sell but I have no idea what I should do first. Do i talk to a contractor and get everything updated and fixed first? Do i have to get pictures taken on my own? We've been a month on the market?
Our home has been on the market for a month, in good condition and updated. We haven't had a single contract and only a few showings. We live in the country - we're disapppointed in our realtor and we're wondering if we should look for someone new. Our home wasn't showing up on zillow for our area and once we told our agent our concerns he looked into it and it was put in the wrong area on the mls. He has a full time job outside of being an agent. We aren't sure this is a priority. One open house. We've received no feedback from anyone on what we can do better and we have to get out from under this house. Thoughts?
