When should I start looking for a real estate agent?
The housing market in El Paso has its ups and downs. If you want to sell your home, it is a good idea to start looking for a real estate agent in El Paso up to a year before listing.
Your agent may have some recommended repairs or upgrades to help you sell for a higher price. Getting work on your home can take time, which is why talking to an agent sooner than later is always a good idea.
If you are buying a new home, we recommend to talk to an agent 3-6 months before you hope to move. This allows you time to get to know the market and what you can get for your budget. Your dream home might be available now or you may have to wait a while to find the best fit. Giving yourself some time and wiggle room helps the process go more smoothly.

What's the right way to buy my parents' house below market value?
I recently sold my own house, and I plan to purchase my parents' home directly from them. They own it free and clear and are willing to sell below market value, with me paying them monthly instead of using a lender. What is the correct way to structure this, and are there tax or legal pitfalls before we transfer title?
Becki Cronin: Hi Dario, There is a lot to unpack here and I really have to refer to an attorney and tax professional on this for both you and your parents. The ramifications from a tax perspective, the legalities are all things I can not speak to directly. I can say that in Indiana, we'd call that "seller financing" and you'd still need an agreement in writing and (I would recommend) a title company at minimum to help with the paperwork and filing, etc. Check for the laws in Texas regarding a real estate agent as a "transaction coordinator" to see if they can help with administration side of things (we can do this in Indiana but cannot make or create contracts outside of the state provided - back to the attorney for that). Sorry I don't have more to share with you.
When you talk to the attorney, ask about a promissory note and how to transfer the ownership. When you talk to a tax professional, ask about equity gifts, imputed interest, and tax advantages/disadvantages for both sides.
Sounds like a great opportunity and generous parents! Best of luck to you all in this transaction! Becki Cronin, FC Tucker
Michael Atkinson: This can absolutely be done, but I would have it structured as a formal seller financed sale, not an informal family payment arrangement. Typically, you would use a purchase contract, promissory note and deed of trust, then close through a title company or real estate attorney so the title transfer and lien are properly recorded.
Because your parents are selling below market value, part of the transaction could also be treated as a gift for tax purposes, and the monthly payment arrangement may have IRS interest and installment sale rules. Have a Texas real estate attorney and CPA review the terms before transferring title, it is much easier to set this up correctly from the beginning.
