I’m 19 almost 20 with 2 children and a fiance, we want to find a house to comfortably live in and afford.
How can I negotiate a lower price on a home that has been sitting on the market for over 60 days?
There is a property in our target neighborhood that we love, but it seems priced significantly higher than recent comparable sales in the area. Since it has been listed for a couple of months without a price drop, we suspect the seller might be unrealistic. What strategies can we use to present a lower offer backed by market data that won't offend the seller?

Why do sellers rush to accept after just one open house?
I'm a first-time buyer and my mom's helping me look, and the last house we bid on only had one two-hour open house before the seller rushed everyone to submit best and final by Tuesday night, even though there would've been more offers if they'd waited, so Im wondering why sellers push for a quick decision like that instead of giving it more time.

Can buyers start moving in hours before we actually close?
we close at 3pm and are supposed to be out the day before but the buyers asked if they could start bringing boxes in a few hours early our agent said she could have them sign a hold harmless agreement first and now im wondering if im overreacting for still feeling weird about it

which loan structure actually saves more if I refi in 5 years
im finalizing my mortgage and stuck between two options one is 6.25 percent with 350k down and a 400k loan and the other is 6.125 percent with 187.5k down and a 562.5k loan putting 162.5k straight to principal right after closing and im planning to refinance in about five years so which one actually costs less in total interest by then
Can buyers switch from a conventional to an FHA loan after we've all signed the contract?
We accepted an offer on our house in NY and were patient through a week and a half of extra inspections before they finally signed and sent escrow. Almost two weeks later their lender told our attorney they'd switched from conventional to FHA, pushing closing back at least two weeks. We bought with a conventional loan ourselves because the place needed work, like a railing on the basement stairs, so we're worried the FHA appraisal flags those same things. Is this as risk-free as our agent and lawyer keep insisting?
Is it normal for buyers to keep requesting extensions after we've agreed to all their terms?
We accepted an offer above asking, and after inspection we agreed to repair credits, a well water guarantee, and their requested closing date. They had also promised in writing to cover any appraisal gap, but now that the appraisal is back, they want two more weeks and no longer wish to honor that promise. Is this pattern of repeated delays normal, or are we being taken advantage of?
Can I get any recourse after my own inspector missed everything?
We accepted an offer on our house and thought wed be fine since our inspection didnt flag anything major going in. Turns out the buyers inspector found stuff ours completely missed, like the drain tile that mitigated an old water issue years ago, and now theyre flagging random copper pipes as leaking when a plumber already fixed that a while back. It all got dumped into our disclosures and now Im worried it makes us look like we were hiding something when we genuinely just had a bad inspector the first time around. Is there anything I can do about the inspector who missed all this, or am I just stuck dealing with the fallout on the sale?
