You don't have to commit to working with a Realtor up-front but you can start by getting educated on the process and by getting familiar with what you need to do to find the right home and get your offer accepted.

Interview at least 2 to 3 Realtors before making a decision on who you are going to hire to sell your home. Ask questions like: - How much do you think you can sell my home for? - What is your marketing plan for my home? - How many homes have you sold in the last 12 months? - Are you familiar with my neighborhood and what would you tell a buyer about it? - Can you provide me with a few references from clients that you have recently sold a home for? It may be tempting to just commit to the first person you talk to for the sake of getting through the process quickly, but, statistics show that working with the wrong person can cost a seller time and considerable money.

Here are a couples examples of recent transactions that I am very fond of: - A past client referred me a young family that was on a tight budget and they were having a tough time finding their first home. They were making offers on homes but they were consistently out bid and/or too late. I immediately made an appointment with them to meet face to face. During the meeting, I was able to gather info on their needs, goals and create a game-plan for finding their new home. It took us a couple weeks but we were able to find a home that fits their needs and it put them in a great school district which was one of their top priorities. The home had just hit the market so we knew we had to act quickly. Because we were proactive in getting prepared, we were able to make an offer that day and provide the seller with the quick closing time frame that they were looking for. This was enough motivation for the seller to accept our offer that evening even though they were expecting to receive more offers the next day. The process of the purchase went smooth because we planned it that way and the house ended up appraising for thousands more than my client offered! All in all they are very happy with their new home and I no doubt have made some new friends! Another transaction that I am fond of, is a sale that we completed for a local family. This family called me out of the blue one day looking for help. They had listed their home with another brokerage and it had been sitting on the market with no offers for quite some time. We quickly set an appointment to meet them at their home, gather information on their goals and figure out why the home was not selling. We then made a game-plan for getting the home sold. We gave them tips for staging the home and completing a few needed repairs so their home was sale ready. Then we sent our photographer out to their home to take updated professional photos. The listing was back on the market within a week and it was featured on all the major real estate websites. We found a buyer at an open house that we hosted that weekend and ended up selling the home for $10,000 more than the original listing that they had with the other brokerage. Needless to say the seller was very happy!
