Should I get a full appraisal or just a CMA to price an inherited lakefront home?

I inherited a lakefront home on a big lake in SE Michigan thats outdated and probably a teardown for most buyers, and comps are hard to find since were surrounded by $900k properties. Is a formal appraisal the smarter move for pricing it to list, or should I just get a few realtor CMAs instead?

I never heard of someone selling half of the house

Cuz if I'd known that I would have sold my half 2 years ago I'm the actual heir of the house I own half of it that was my dad's house my brother on the other half he passed away and he has four kids they're the other ones that own the other half and apparently they've gone behind my back and try to sell their half now I have someone contacting me trying to offer me $1,000 for my half

i have a 250k heloc ive never touched plus 100k cash and got approved for a 200k mortgage on a rental condo but the lender says the heloc counts against my borrowing power even though i havent used any of it and i dont get why an untouched credit line drags things down or if a smaller mortgage actually gets a better rate

How do I protect my ownership stake from a sibling who wants to force a sale?

My mom passed a few years back and left her house in a life estate that reverted jointly to me and my sibling. Should I ask for repair concessions or just walk in with a full price offer?

My agent thinks a full price offer is my best shot since this houses been sitting for weeks, but I keep hearing that asking for concessions after inspection actually works better once youre already under contract. Is it smarter to lowball on price now or offer full price and negotiate repairs after the inspection comes back?
