I've heard this a lot but I'm not sure what it means when it comes to deciding to buy a home. what is the 3 3 3 rule? Why is it important?
We want to put an offer on a home in a competitive area. I've heard mixed opinions on writing a "love letter" to the seller. Some people swear by them and say it's the reason they got the home. Others have said it could cause discrimination and we shouldn't write a letter. rnrnIf we write a letter, what details should we include and what should be leave out?
We're planning renovations on our older home. We'd like to customize them to what suits us, but wonder if we're overspending and it's not worth it. So, what would devalue the house the most?

I'm planning to sell my house within the next 18 months. I'm not in a rush and would prefer to list at a good time and avoid the hardest month to sell a home.
AI can do pretty much everything, so I'm wondering if I can use AI to sell my house? Or is there a realtor out there that can just give minimal oversight at the end of the sale, and I'll use AI to do most of the work?
I've seen the term bridge loan, but I don't really understand what it means or what is can be used for. Can someone explain this to me?

My upstairs and downstairs tend to have a 5 to 8° difference between the two. I had a contractor come out and look at the insulation. He stated the insulation is dated and needs replaced. Is this something I have to disclose? It does not cause any mold, condensation, or damage issues whatsoever. It more so is chilly in the winter downstairs compared to upstairs- but that’s it.
Can a realtor ask the seller to reimburse them for the cost of the pictures taken to sell the house if the seller decides not to sell there house

We had our home inspection, but there was so much snow on the roof, the inspector wouldn't go out on it. We understand this. However, we also want to protect ourselves if there is an issue. Can we put a clause in the offer that would cover issues that come up once the snow melts? We are most concerned about big issues like the roof or water leaking.
My agent wants me to put an offer at 1.92mm with 150k earnest and waive contingencies for inspection and appraisal. The home has pre inspection in July 2025. Do you think this is too aggressive?
