So were under contract on a 4 unit place that's been sitting for a year, and the termite inspection came back bad. The seller has to fix it before we close since its a VA loan, but the repair guys cant finish in time. Is there a normal amount of time lenders will wait for stuff like this?
one year ago, my father purchased a renovated property in New York under the impression that all necessary permitting had been completed by the seller and the professionals involved in the transaction. It has since come to light that no certificate of occupancy was ever issued, and as a result we are now unable to obtain permits for even minor subsequent work. Given that my father, an immigrant with limited familiarity with U.S. real estate procedures, relied entirely on the representations of the agents and contractors involved, I am trying to determine what legal or contractual recourse might reasonably be available to him at this stage.
My realtor posted wrong information about HOA fees on the listing. Told her in June the HOA was $150 a year. I have had plenty of showings but only 1 low ball offer. So I review the listing and HOA was posted as $150 per month. I believe this error of a monthly fee discrepancy cost me prospective buyers. The previous realtor i dealt with presented 5 offers. Current realtor only 1 offer that was 50k under asking price. So I want to find a new realtor
We bought our house in 1998 for under 200k and its worth close to 1.8 million now, so the 250k per person exclusion barely makes a dent and we'd owe a massive tax bill if we sold. Is there any realistic strategy, like a 1031 or some other move, that could actually help us sell without getting crushed, or are we just stuck waiting for the law to change?
I want to sell my house rather quickly and was told that you can sell it quickly by "auctioning" it? Anyone know what this means?

my roof is leaking bad and i need to sell but i dont have money to fix it first. is there a way to still sell without doing the roof or do i got to fix it no matter what. just dont want to lose the sale over money i dont have
Im under contract on a house in Tennessee and were supposed to close on the 28th. The title company just found out theres a shed on the property that actually sits slightly over the line onto the neighbors lot, and now they wont insure it. My agent says the sellers might ask the neighbors for permission to use that strip of land and get it recorded, then submit it to the insurance company. Only problem is I dont really want to own a shed that sits on someone elses property, permission or not. Is there a way to make sure this doesnt come back to bite me later, or should I be pushing for the shed to just come down before we close?
My realtor wants to drop our price from 576k to 510k right out of the gate since a few comps nearby just listed at that number, but we havent made a single price change yet in 40 days on market. Is jumping straight to a 66k cut normal pricing strategy, or does that just sound like shes trying to rush us into selling?
