How do I clear my data from a smart home before I hand over the keys?

I have smart locks and cameras and a smart thermostat all over the house. Is there a factory reset for a whole house or do I have to go into ten different apps to delete my info? I don't want the new owner seeing my old camera footage and I don't want to be able to accidentally unlock their front door from my phone next month.

Is it better to offer a mortgage rate buydown than a price cut?

My house has been sitting for three weeks and my agent thinks we should offer to pay for a 2-1 buydown for the buyer instead of dropping the price by twenty thousand dollars. Does this actually help people qualify for the loan in 2026 or do buyers just want the lower price tag so their property taxes are smaller?

I am selling my house to an llc for cash and my title agent says we have to file extra paperwork with the government because of new anti money laundering rules starting in march 2026. The buyer is getting annoyed about all the personal info they have to give. Has anyone had a cash deal fall through because the buyer didn't want to be reported?

I am in california and i heard there is a new law in 2026 that says i have to tell buyers if my photos were digitally altered or ai generated. i used a tool to remove a messy neighbor house from the background and add a virtual lawn. do i really have to post the original ugly photo alongside the nice one or is that just for structural changes?

We did a pocket listing and immediately got an offer. Should we accept it?

We did a pocket listing because we wanted to list at the top end of the recommended price options. We immediately had a showing and an offer at full list price. While we're happy to not have a million showings and open houses, this is literally the first person to walk through our house. Should we wait for more offers? Or do we list the home on the open market and see what happens? We're also happy to have gotten our desired price and maybe we should just take this gift?
