I'm getting ready to buy a home in Florida and have been interviewing a few real estate agents. One agent mentioned that they work as a "transactional broker" instead of representing either the buyer or seller exclusively. I've bought property before in another state, but I don't remember hearing that term, and I'm a little confused about what it actually means for me as a client. Can someone explain, in simple terms, what a transactional broker is in Florida real estate? How is that different from having an agent who represents me as a buyer?

I'm in the process of buying my first home and noticed that some listings mention appliances and others don't. How do I know what stays with the house after purchase? Are there standard rules or does it vary?

I am looking at buying a manufactured home located in a 55+ mobile home community in Florida. I know I won't own the land underneath it, just the home itself. My local bank told me they only finance real estate, not chattel. What kind of lenders should I be looking for, and do they typically require a larger down payment?
I am ready to start talking about selling my home ( I own). But I have looked into this in the recent past, and was completely aggravated by repeated and constant calls, people coming to my home and pounding on my door (not ok). How do I look into this process without all of that? I mean it was ridiculously obnoxious.

I want to buy a mobile home and I need to get a loan
We just relocated to South Florida from New Jersey and are starting to look at homes. Up north we always had a real estate attorney handle every transaction, buyer attorney, seller attorney, closing attorney, the whole thing. Down here our agent is telling us a title company can handle it and most buyers don't hire their own attorney. Is that really safe? It feels weird going through a $700K purchase without legal representation.
