Looking at a new-construction 2-unit multifamily, listed at $700k, both units already rented at $2,500 and $2,600 with tenants covering utilities. My wife and I are debating a DSCR loan versus a regular 30-year fixed, or just buying it outright, though that would wipe out most of our savings and retirement. Is a DSCR loan actually worth it here?

Owner on said these words. Oh" just heads up I might be putting the house up for sale which is the one we're living in and paying rent every month. Is Opendoor's 'free inspection' just a formality or can they still change the offer after I sign?

Opendoor sent someone out, took pictures, and came back with what they're calling a final offer thats basically the same as what Id net going the traditional route after their fees. It still lists a free inspection as a next step before closing, so Im wondering if thats just to catch major damage since the walkthrough or if theres still a chance they lower the offer after I've already signed the contract.

Why does it feel like I'm the one doing all the research instead of my buyer's agent?

We're buying out of state, and after asking our agent piecemeal for information about neighborhoods and homes, I built my own tracking spreadsheet and asked her to use it going forward, but she still never started sending us what we needed. Shouldn't the agent be doing that research, or is this normal for buyers relocating from out of state?

How do I get my listing agent to actually market my home well?

Our agent's flyer for our bay front townhome had typos, no mention of any of our upgrades, and a QR code that just linked back to itself instead of the listing. His digital ad only targeted a half mile radius and barely got any clicks, and he ignored the corrected flyer and better targeting I gave him. Is it normal to end up writing your own agent's marketing plan, or is it time to find someone new?

Why isn't my listing getting any showings even after a price drop?

We've had almost no activity, just two showings and three open houses with nobody showing up, even after lowering the price. Its a 4 bed, 2 bath home in New Albany, Indiana, about 1,768 square feet on almost half an acre, with a new roof and sump pump this year and the furnace and water heater replaced in 2023. Im struggling to tell if its the photos, the price, or the house itself. What would make an agent or buyer scroll right past this listing?
