Asked by Theo | New Lenox, IL | 02-19-2024
Theo, renovations that make the home look better should be your primary focus. Remember, buyers like buying the "HGTV" style turn-key homes rather than doing renovations on their own; primarily because they cannot afford to do renovations, and secondly, they do not want to deal with the headache. When a buyer buys a home that is completely done, all is included in their mortgage, versus purchasing a home that needs work and then they have to finance the renovations on their own, which 99% of the populus does not have. Best of luck with your sale. Keith Jean-Pierre Managing Principal The Dapper Agents Operations In: NY, NJ, FL & CA
Asked by James | Heath, OH | 02-15-2024
James, the lowest credit score needed to buy a house is typically 500 for an FHA loan with a 10% down payment. For conventional loans, a minimum of 620 is generally required. While some government-backed loans have very low requirements, most lenders impose their own higher minimums, often requiring at least 580 to 620. Obviously, you can always do over 20% as well, but I would suggest speaking with a mortgage professional as they can go over your options as they will be tailored to your income and credit score. Asked by Michael | Scottsdale, AZ | 01-23-2024
Michael, Zestimates do not see the interior of a home, and only uses exterior data and tax record data such as square footage and number of bedrooms/bathrooms. It can give you a ballpark, but it cannot hone in on exact value. I have regular occasions of their data being off by 10% or more. It's also ironic that when you list a home, the Zestimate changes almost immediately to a number relatively close to the list price of the home. Asked by Sonja | San Jacinto, CA | 01-23-2024
Sonja, after a home inspection, you can ask for repairs, a reduced purchase price, or seller credits to cover future costs, focusing on major structural, safety, or system issues like HVAC, roof repairs, electrical hazards, or plumbing problems. While no repairs are legally mandated, you can negotiate for fixes that ensure the home is safe and functional, or request that the seller pay for repairs via a Seller Credits negotiation Keith Jean-Pierre Managing Principal The Dapper Agents Real Estate Operations in ALL 50 States

Yes, you can get a new job while house hunting, but it is high-risk during the mortgage approval process and requires immediate lender notification. While a lateral move with higher pay in the same industry is usually acceptable, switching to a new career, changing to commission-based pay, or quitting during closing can cause significant delays or loan denial.
