What is the wait time before relisting a home in Arizona?

Had Home listed for six months and canceled the listing. Now I want to relist it as a new listing. How long must I wait in the state of Arizona?

If you want your home to appear as a brand-new listing and reset the Days on Market (DOM) in Arizona, you’ll need to wait 45 consecutive days after canceling or withdrawing it from the MLS. Once that 45-day period has passed, you can relist the property and it will show up as a new listing with zero days on market, giving it a fresh start in the eyes of buyers.

This is an interesting question. There is no wait time. You can relist your home instantly based on your contract's expiration and cancellation terms. If you are talking about resetting days on market, that depends on the MLS you are in as Arizona has several different MLSs. Have you ever wondered why they even have days on market? I have. The listing is the seller's. Do days on market benefit the seller? It is not like food expiring. Does it tell you if it is overpriced? I would say it could, but I have relisted homes for the same price and sold them instantly. I am clearly not a fan of days on market as a variable with a positive impact for a seller or, honestly, a buyer. I think it could be harmful to a seller. If you are talking about how soon you can list a home after buying it, as in reselling it? Instantly currently. This comes with some anti-flipping rules for FHA. For the FHA anti-flipping, the lender would talk them through this process.
