How long should I wait before firing my unresponsive realtor?
Weve been house hunting for a cabin for a while now and switched agents last year to someone who seemed way more professional than our first one. At first they were great, they got us a HELOC set up and were patient with my husband who is neurodivergent and needs extra time to review listings. Lately though its been radio silence, Ive texted twice a day for the past 9 days asking to schedule showings on a new list of properties and havent heard anything back. Before that they also no showed on a weekend they said theyd drive up and see homes with us. At what point is it fair to just cut ties and find someone new?

Vendor quotes without owner given information
Hi my elderly mom secured a high end realtor in Williamsburg. This realtor has not provided any statements of work or amounts to my mother. When asked by us the realtor said oh too late they painted and mulched. The bill for each was 9k for minimal interior no scaffolding painting and mulch at 8 k. I want to cease working with this realtor and have contacted her broker. However this realtor days after painting and mulch has yet to produce any documentation. Is this legal seems like a breach of duty to protect her finances as shes spending and listing on sale without my moms knowledge.

What is a transactional broker in Florida real estate?
I'm getting ready to buy a home in Florida and have been interviewing a few real estate agents. One agent mentioned that they work as a "transactional broker" instead of representing either the buyer or seller exclusively. I've bought property before in another state, but I don't remember hearing that term, and I'm a little confused about what it actually means for me as a client. Can someone explain, in simple terms, what a transactional broker is in Florida real estate? How is that different from having an agent who represents me as a buyer?

I went to an open house last weekend and the agent told me i had to sign a formal buyer representation agreement before i could even look at it. Is this part of the new 2026 rules or are they just trying to lock me into a contract before i even know if i like them?

What happens if my house doesn't appraise because of high insurance costs?
My house is in an area where homeowners insurance premiums just doubled and now my buyer is saying their debt to income ratio is messed up. Even if we agreed on a price can the bank kill the deal just because the insurance is too expensive for the buyer to afford every month?

Did I offend my realtor?
We interviewed a few realtors before choosing one. We felt like she understood what we wanted and had a great background. We've been working with her for several weeks, and recently she said-- I've never been interviewed by clients before. She sounded offended. We think it's reasonable to talk to several people before making this monumental decision. I don't see why she'd be offended when we chose her and clearly have liked working with her over the past few weeks. But it was awkward.
