Do I need a real estate attorney to buy a home in South Florida or is a title company enough?
We just relocated to South Florida from New Jersey and are starting to look at homes. Up north we always had a real estate attorney handle every transaction, buyer attorney, seller attorney, closing attorney, the whole thing. Down here our agent is telling us a title company can handle it and most buyers don't hire their own attorney. Is that really safe? It feels weird going through a $700K purchase without legal representation.

How does flood zone status affect buying a home in South Florida?
We're looking at homes in Boca Raton and Fort Lauderdale and a few of the ones we like are in FEMA flood zones. Should we just pass on those automatically? My husband says it's not worth the headache. How much will it really change what we pay monthly between insurance and everything else, and what should we be doing during the inspection period to know what we're really getting into before our escrow money is at risk?

Privacy fence on my property?
My neighbor just put up a huge privacy fence that’s actually six inches onto my property line. I’m planning to sell my house in a few months. Do I need to make them move it before I list, or can I just tell the new buyers where the real line is?

What would you advise if I were your client ?
Last year a home we were going to offer to buy took their home off the market because the buyer for our home backed out. Fast forward to this year, we made improvements to our home and put it back on the market and we have an all cash offer with a quick close and 30 day rent back, though I’m not willing to pay for a rent back which is what he’s asking. I contacted the owner of the home we were going to buy last year and that owner is still willing to sell their home, but they didn’t put it back on the market. The owner is going to need to find a new home, but thinks he can do it and move out in 30 or more days. So, what can I do with the buyer for my home while waiting for the owner of the home we want buy to find a new place ? I’m trying to buy time with the person who made an offer on our home, while the owner of the home we want to buy is able to find another home.

Parking on street legal?
Is there anyway to get my neighbors to stop parking on the street? I think it makes my house look bad and the neighborhood look cruddy. I also want to have open houses and there is no place for anyone to park. Is this osmething we can add to the HOA agreement?

How do i get my part of the house sell?
My boyfriend and i bought a house together in 2020 and we' have both been paying the mortgage (we take turns, usually or sometimes split). We also had a roommate who helped pay the mortgage, but a lot of my money whent into the house. We broke up last month and I am living with my aunt and we want to sell the house but he says since my name isn't on it, I don't get any money from the sell. Is that true? How do i get the money back that I paid for mortgage?
