I'm on maternity leave for 6 months and we're realizing our current living isn't working. We want to buy a house. But my income is lower than normal since I'm on leave. So, how does this affect our ability to buy a house and the mortgage that we can get?

I'm buying a house and want to have the property lines confirmed before I make an offer. I believe the seller is stating that the property is larger than it actually is. I want to protect myself and make an offer that aligns with the actual size of the property. So, how do I confirm the property lines?
I didn't meet my real estate agent in person initially, we only talked on the phone. I liked his responses and approach, so I chose to work with him to buy a home. It's been a few weeks of touring homes together, and his poor hygiene is really getting to me and grossing me out. It's to a point where I don't even want to view homes with him. At first I thought it was a blip, but it's pretty much constant. The worst part is his terrible breath, and he loves to talk about all the details of the house. Meanwhile, I'm trying not to puke. He has a lot of experience and I like his thoughtfulness and work ethic. But I just don't know if I can handle the smells and habits. What do I do???

To add clarity: Any house I get is contingent on sale of home I am now in. I don't have money in bank and wouldn't qualify for loan. Daughter's name is on this house also. She lives with me and turns 22 next month. Realtor found one home. She pulled me aside beforehand saying my daughter shouldn't participate in finding the home as she will probably be leaving me soon anyway, And daughter should definitely have no say so. I explained I needed a place that would work whether my daughter stayed with me, or whether I was by myself. She took great effort to exclude my daughter from seeing the home. My daughter came along anyway, and the home was too far from my daughter's work so we had no interest in it. Since then have no contact with realtor, unless I contact about seeing a particular home I see online. Even then, she tells me she has an open house, or she has other clients that day, so I feel rushed and like I'm imposing. Am I out of line for thinking realtor should be finding a home for us? I've bought two other homes and agent always located the home. At realtor's suggestion I've driven to different cities to see if I like them since I've never been there before. Also at realtor suggestion, I searched through the listings on Zillow realtor.com homes.com and everywhere trying to find a place. And then I drive by to see if it would even work, and I'm just really tired. Is there an easier way? Is there somebody that sells you a home and finds a home for you? She's also asking me to pinpoint specific subdivisions that she can put on her radar, but subdivisions change every few streets. When I have found houses in nearby subdivisions I am interested in, I've been surprised realtor hasn't contacted to let me know they were for sale... often they're closing before I see them.
Ok. I'm buying a home and they're talking about the escrow. Then the loan officer is talking about how I need escrow. So is it all the same? Or are these different escrows? And what does that even mean?
The home seller has been very skittish throughout the selling process. We've had to jump through a lot of hoops just to keep the process moving because we really want this house. We're days away from closing and we're wondering if the seller can back out AT the closing? Even if we're half way though signing the paperwork and they back out, is that an option?
What are red flags when buying a flipped house? I've seen some houses that clearly were quickly and cheaply flipped. Or some that look good, but I'm still concerned that it's poorly done and cosmetics are just covering problems.
I saw a home I liked when looking online. Should I call the listing agent to schedule a tour of it? I don't currently have an agent.
There's homes in our area that are being built. The thought of a new house is attractive. But are there important questions that we should ask before buying a new construction home? Or should be approach the purchase differently?
I've heard a 20% downpayment is recommended. We don't quite have 20% though. Should we pull money out from retirement (we're in our 20's)? Or do we not get the home? Thanks.
