What is the difference between a fixed-rate and an adjustable-rate mortgage for a starter home?
We are looking at a smaller condo that we likely will not stay in for more than five or six years. Our lender suggested an ARM might offer a lower initial rate compared to a standard thirty-year fixed loan. Since this is not our forever home, we want to know the risks involved if we cannot sell or refinance before the rate starts to adjust after the initial period.

Buyer has stopped making payments on property loan, need to sell property
We bought a small parcel of open land near Joshua Tree and we are selling it to a buyer who is supposed to make payments on it and he hasn't been able to make those payments. I want to look into the possibility of selling the property to get our money back. The buyer hasn't made payments in a year and is out of communication and is not responding to emails.
