What I need is an honest evaluation of the property-for private use & evaluation. NOT public record. Can an assessor give me an honest evaluation, without creating a public record? We will be paying & we do not wish a public record...yet.?

An assessor’s job is tied to public tax records, so their evaluations do become part of public record. If you want a private opinion of value, hire a licensed appraiser instead — their report remains confidential and won’t affect your property taxes.

I suggest hiring a professional appraiser. This person is able to provide a skillful, professional opinion of your property and you are not required to share the results with any other party. The result of this report may be similar to the value as stated by your local tax assessor, or it may be vastly different. It will depend upon many factors. However, most entities will accept the word of the professional appraiser over that of the local tax assessor.
