We bought a house from some people and they purposely concealed that they had a rodent prob. What ar

We bought a house and the previous owner purposely concealed the fact that they had a rodent issue + they hit it pretty extensively. They put boards over the flooring or the rafters in the Attic to hide it. What do I do?

Chrrie, finding boards laid over rodent damage in your attic is a rotten surprise for new owners. Before anything else, don't pull them up or clean yet. Photograph and video everything exactly as it is, and let a licensed pest company deal with the droppings, since that's not something to stir up without protection. Then dig out your paperwork. Find the seller's disclosure and your inspection report and compare what they said with what you're seeing now. Whether you have a claim usually comes down to what the sellers knew and what they put in writing, which is why those boards are worth documenting carefully. Get written estimates for the pest work and repairs too, so you know the real cost. With that in hand, meet with a real estate attorney near Hurst before you contact the sellers. My license is in California, so for the Texas rules you'll want local pros. Alla Novytska, Realtor®, JohnHart Real Estate, DRE #02254775

Chrrie, key details are missing here so we cannot give you a proper assessment. I would suggest speaking with a real estate attorney will give you an idea of what your options are as recourse after sale is typically rather difficult and often required a burden of proof to be established. I’m sorry you are dealing with this after buying your home. Photograph the affected areas and boards before anything is removed, and have a licensed pest professional document the infestation, damage, and any signs it predates your purchase. Save reports, repair estimates, and receipts while addressing any urgent problems. Ask your agent for your seller disclosures, inspection report, and purchase contract, then have a local real estate attorney review them promptly. Evidence that the sellers knew about and deliberately concealed the issue could support a claim, but your options and deadlines depend on your state. The boards alone do not prove intentional concealment.
