What are the closing rules for the seller

Did she not perform what she promised? First review the listing agreement and then write out your questions for your agent. Did they agree in writing as to any discounts offered should xyz be agreed upon in a fully executed contract? Did he/she agree to a lesser commission if they sold it both sides, i.e. your agent found the buyer? I have a lot of questions as this all depends on what was agreed to in your original listing agreement.
