Should I change agents?

In AR, Seller didn't disclose a drainage problem and water is flooding into the garage and storage

We purchased a home in Mena, AR in August of 2023. On the Real Estate contract, we asked for a Property Disclosure Statement and the seller signed it, but we didn't receive it. The seller didn't tell us about a major flooding problem with water flooding into our garage and into our storage building. Now we have mold in the storage building, and on our vehicle and items. We texted the seller a while back and asked about the flooding, and he wrote back saying he just swept the water out when it came into the garage, so he was quite aware of it. What can I do at this point?

Buying house with 'unpermitted' basement bedroom

Found a house we love but the basement has a bedroom and bathroom that the owner did himself without a permit from the city. If I buy it, can the city come and make me tear it out? Or fine me? I’m scared of the legal stuff.

How do i get my part of the house sell?

My boyfriend and i bought a house together in 2020 and we' have both been paying the mortgage (we take turns, usually or sometimes split). We also had a roommate who helped pay the mortgage, but a lot of my money whent into the house. We broke up last month and I am living with my aunt and we want to sell the house but he says since my name isn't on it, I don't get any money from the sell. Is that true? I want to replace my deck to a much bigger one but the HOA said no. If i do it anyway, what will happen? Can they actually do anything? My neighbor got a notice about mildew on the side of his house and he didn't do anything and nothing every happened. Can my HOA take me to court?
