I recently purchased a home in Ellensburg, Washington for $390,000 with $200,000 down at a 5.75 percent interest rate. Assuming the local market neither appreciates nor depreciates further from here, I am trying to understand, as a matter of rough calculation, how many years of holding the property it would typically take before appreciation offsets both my closing costs and the cumulative interest paid. Could an agent familiar with this market offer a reasonable estimate?
