is it normal for a loan modification to tack 30k in fees onto a 130k mortgage

im in foreclosure mediation in illinois and my servicer says theyll modify my loan but the new balance is jumping from 130k to about 160k thats 30 grand in fees nobody explained i dont know if thats even legal or if i can push back before i sign can someone who knows this stuff tell me what my real options are

Is there any way to get homestead exemption on a second home bought for my mom?

We bought a second home near ours so my elderly mom could live in it, and our lender structured it as owner-occupied under a Family Opportunity Mortgage since she cant afford her own place. Only my spouse and I are on the title, and now the county says homestead exemption only applies to the owner on title, so her place is taxed as non-homestead. Is there a legal way to fix this, like adding her to the deed, without messing up our mortgage or our own exemption?

How do I protect my ownership stake from a sibling who wants to force a sale?

My mom passed a few years back and left her house in a life estate that reverted jointly to me and my sibling. I live there with my teenage kids and its the only stable home theyve had, plus the school district actually matters for once. My siblings spouse keeps hinting they want their share in cash and could push for a sale. What kind of legal approvals or buyout process would I need to keep the house and get them out of the ownership?

Ready to buy house but condos aren’t selling.

I’m a condo owner with equity, I have intended to go towards a large down payment. Condos in my building aren’t selling, which is a new phenomenon in my particular neighborhood and building in Atlanta Ga. There is a waitlist to rent, which I’m on, but that could take a year or more. I found a house, I’ve found several, but recently found the dream house for a dream price. I will be able to make more money with a house and yard due to my home based pet care business. I’m losing business while in the condo bc I don’t have the space I need to lower rates for my services and inflation is killing all of us. How do I make this happen?

Can my lender make me pay back their profit after I paid off my mortgage early?

I got a conventional loan on my house, and about two months later an inheritance let me pay it off completely and finally be debt free. Now my loan officer is texting me angry, saying he got hit with a YSP clawback from the investor he sold my loan to and wants me to cover about 4,700 of it. I checked my note and closing disclosure and theres no prepayment penalty listed anywhere. Isnt that clawback something between him and the investor, not something I ever agreed to pay?

Can I fight losing my earnest money over an HOA issue I didn't cause?

This is actually the second time this has happened to me with a different lender so at this point Im starting to feel like Im cursed. I was one day away from closing when my lender suddenly said they wont fund the loan because the HOA delinquency rate in my building is over 15 percent. Nobody told me that was even a thing they checked, and we werent able to get an extension in time before the contract expired. Now Im being told I might lose my earnest money and I dont understand how any of this is on me, I did everything I was supposed to do. I called the title company and they said since the contract ended they dont have to give the deposit back. Is there actually any way to fight this or am I just out that money?
