DO NOT FALL FOR THE 6% AND 6MN LISTING!!! “…because they are not worth it… and I am…” this is what Jennifer Lee said when I told her that I have never paid 6 points to sell a house (I have had dozens of transactions). She also insisted that she would easily sell the house at her market-analysis price of $778K (she determined this price). Given her promise that her price of $778 was “very doable”, I gave the go-ahead. The first offer (about 2 weeks into the listing) was a low-ball $678K… I couldn’t believe she actually brought that offer to me (which I rejected off-hand). A follow-up offer was not much better… final sales price was $728K (I won’t go into details as to why this number was accepted)… $50K below her “market-analysis” price…YES, the house should have sold for much more. Bottom line, she definitely was NOT worth it. I would have been better off listing with 1-2% agencies at a much smaller sales price (a sales price of $728 with a 2% agent, commission would have been $14,560). It was simple math. At a sales price of $778K commission was $46,680. At a low-ball price of $728 the commission is still $43,680… not too shabby…all she had to do was make the sale happen at any price. In the meantime, we (the investors and owner) are $50K short of expected sales price… plus we have to pay the ridiculous and unmerited commission of $43,680!!! total cost using her… $93,680!!! (given her market analysis number of $778K) My suggestion folks, go with 1%, 2% or even 3% agents that provide full service and have a great reputation… and NEVER sign a contract that locks up your property for 4-6 mns. If the agent’s sales pitch is true, they can sell the property within 30-45 days. If they cannot sell it within that period, you need to move to another agent anyway. If you end up selling low, at least your commission costs are much lower. Alternatively, tie commission % to price. If it sells for full price, give them their 5-6%. If it does not, lower the commission based on price. I did this for many transactions over 30 years… the first time I decided not to, we end up with a less than desirable sales price.
