Why isn't my house selling even with two deals falling through?

My house has been on the market since spring and weve already had two buyers back out, the last one just today so Im kinda raw about it. Its got a new roof, new windows, a new foundation, and new electrical with EV charging, plus good schools and no blackout risk. Can an agent tell me whats actually scaring buyers off?

Kasen, there are way too many external factors here at play that we do not know about to give you an accurate assessment. More information; like address, would be required to determine. Keith Jean-Pierre Managing Principal The Dapper Agents Real Estate Operations in ALL 50 States

Losing two buyers is frustrating, especially after making substantial improvements. Two contracts suggest your home is attracting interest; the key is identifying exactly why each buyer backed out. Ask your agent to review the inspection findings, appraisal results, financing issues, and cancellation explanations for any common concern. A new foundation may raise questions about the original problem, so permits, engineering reports, and transferable warranties could help reassure buyers. Have your agent also compare your price with recent closed sales and competing listings. The next step should address the actual reason those contracts failed.

Look at the asking price versus perceived value. Even with major improvements, buyers compare your house with other homes currently available and recently sold. They may appreciate the new roof and foundation but still feel the asking price doesn't reflect the overall package. Also, buyers look beyond the purchase price. Property taxes, insurance premiums, heating costs, utility bills, and maintenance can make an otherwise attractive property feel expensive. Layout, room sizes, natural light, traffic, neighborhood perceptions, and photographs can influence buyers before they ever make an offer.

Do you have an agent you're working with or are you selling for sale by owner? It's really hard to say without knowing any real specifics about your property, but typically it comes down to two things, price and condition. If those things don't align, properties struggle to sell. Have the buyers who backed out given you specific feedback on why they backed out? Have you made price adjustments and evaluated your local market? Are you getting showings and what feedback are you getting? Is your agent (if you have one) doing anything to try and market the property? If you're not using an agent, would you use one? These are all things to consider when trying to get a stale property moving. Good luck!
