What is needed for a land and construction mortgage

I want to know what are the qualifications for a land and construction mortgage.

Is it better to delist or price cut?

We’ve been on the market for 45 days with no bites. My agent says I should drop the price by $50k, but I’d rather just pull the listing and wait for rates to drop further in 2027. Has anyone delisted and waited successfully, or does it make my house look bad because it didn't sell the first time?

Land value?

I have 1.9 acres I want to sell in rural Yazoo County. MS. How do I find a reasonable asking price? The property is located on Highway 16.

agent didn’t have me sign an agreement prior to showing ?

My agent did not have us sign an agreement prior to showing us houses. We found a house and verbally made an offer. When he wrote up the offer he didn’t tell us that the selling agent had agreed to a 4% commission. He sent us the contract electronically with 1% of closing over the price we verbally agreed on and told us we would get the money back at closing. Not true. Are we stuck paying his fee now ?

Negotiate lower agent fee?

Would it be fair to negotiate a lower agent fee based on whether seller produces buyer? Single family home is above average price.
