Should I get rid of my popcorn ceiling before selling?
Old popcorn ceilings throughout the home. Will I get a better value if I remove them? Seems overwhelming, so I prefer to leave it, but I also want to get the best value for my home.

Removing popcorn ceilings won't dramatically increase your home's value as a standalone improvement, but it removes a visual turnoff that makes buyers feel like the home is dated before they've looked at anything else.
Popcorn ceilings are one of the first things buyers notice in listing photos and in person. They scream "old" even if everything else in the home is updated. Removing them gives the home a cleaner, more modern look that photographs better and feels more current during showings.
The cost to have popcorn ceilings professionally scraped and finished runs roughly $1 to $3 per square foot depending on the condition, ceiling height, and whether the texture contains asbestos. If asbestos is present, removal costs jump significantly because it requires certified abatement. Get it tested before you commit to removal.
If the ceilings are in good condition and asbestos-free, the cost is usually reasonable relative to the visual improvement. If asbestos is present and removal is expensive, you might be better off encapsulating by skimming over the popcorn with a thin coat of drywall compound, or boarding over it with thin drywall. Both options give you a smooth ceiling without the abatement cost.
Will it help you sell? Probably. Will it add a specific dollar amount you can quantify? Not really. It's more about removing a negative impression than adding measurable value.
Deciding whether to remove a popcorn ceiling before selling your home depends on various factors, including the condition of the ceiling, the local real estate market, and the preferences of potential buyers. Buyer Preferences: Popcorn ceilings, also known as acoustic or textured ceilings, were popular in the past, but many buyers nowadays prefer a more modern and smooth finish. Some buyers might even see popcorn ceilings as outdated or potential maintenance headaches, which could influence their decision.
Remove it if it’s heavy and dated. It’s one of those things buyers notice right away and it can make the whole home feel older than it is.
You usually won’t get a dollar for dollar return, but it helps the home show better, photograph better, and feel more move in ready. That often leads to more interest and stronger offers.
If the ceilings are in good shape and not too textured, you can sometimes leave it. But if it’s obvious, worn, or inconsistent, removing it is worth it.
Also check for asbestos if the home is older before doing anything.
If you are putting a new coat of paint on everything, I would advise it because it could hinder the paint job for adding worth and appeal. If not, it will make the home look more updated but may not add value.
It may not add actual worth to your home, but removing them will 100% make it a more appealing property to potential buyers. While leaving them will not cost you anything, replacing will make your home more desirable for a greater number of potential buyers! I hope this helped Chris!
