I get that humans make mistakes or don't see things. So, I'm wondering if I should get 2 home inspections and see what they both say. Could I use both reports to negotiate?

I'm preparing to move and I'm not taking a lot of my current items. I've started selling them on Facebook marketplace. I have a lot of nice items and I'm hoping to make aboubt $5,500 after selling everything. My agent is getting upset and telling me my loan could get pulled because of this?! Is this possible? Inspection found a cracked heat exchanger and some roof leaks. On top of that there are about 30 smaller things like holes in the walls, sagging carpet, broken vent covers, etc. Do I ask them to fix it, or just ask for a $10k credit? Husband insists that the more smart stuff we put in our home the higher the resale value. We already have the doorbell, thermostat, garage door, and locks.
