How can I put a positive spin when disclosing issues with the home? For example, we've had water in the basement multiple times. We have done things to address the issue and we're pretty positive we've solved it. I don't want to scare off a buyer, but I know we need to honestly say what's happened in the home.
What do I need to disclose when selling a home? Is there a timeframe? If something happened 5 or 10 years ago, do I still need to disclose?
Do I need a real estate agent or a lawyer to give my house as a gift to my 2 sons? or a lawyer? what paper work is needed?
Looking at a for sale by owner property but the owner's adult son is still living there. They say he will move out when we close but I'm afraid it might be risky since he isn't really a part of the sale. Any advice?

We've always wanted to buy a short-term rental home, but recently I've been seeing things like AirBnBust. Are short term rentals no longer profitable for new people entering the market?
Are listing photos included with the agent's service when we sell our home? Obviously someone has to pay for the photos. I'm just wondering if they're a separate line item that I pay for or if the agent pays for them.

We have a $500k home with a 2.75% mortgage. We don't like the neighborhood, though, and we want to move. Our family is growing and we prefer a family friendly area but it seems like a bad idea to sell when mortgage rates are so high. Should we try to rent?
Our basement was unfinished when we purchased our home. We've finished the basement. We used a contractor, but permits weren't required. Should we tell our home insurance company about the renovation? What are the benefits/downsides?
