Are weekday open houses actually worth doing?

were about to list our house and my agent brought up doing an open house on a weekday afternoon in addition to the weekend one and I guess Ive only ever seen weekend ones so Im not sure if weekday traffic is real or if its just extra work for nothing especially during the first week when the listing is still fresh

Are there tax risks to renting my condo to my son below market rate?

I'm planning to buy a condo in a high cost area and rent it to my son for just enough to cover the property taxes, HOA, and insurance, which comes out well below fair market rent. If I charge that little, do I still get to treat it as a rental for tax purposes and deduct those expenses, or does renting below market turn it into personal-use property in the eyes of the IRS?

Getting ready to list my condo in Boynton Beach, and my association levied a special assessment back in the spring, roughly $8,400 per unit for concrete work, billed monthly over four years. I've got about three years left on it.nnDo I have to disclose a special assessment when I sell, or does that just come out in the estoppel anyway? There's also a proposed assessment the board has been kicking around at meetings that hasn't been voted on yet, no idea if that counts as something I'm supposed to put on the rider.nnAnd honestly, am I better off just paying the balance off at closing instead of discounting the price and letting the buyer take it over? Worried it kills my buyer pool either way.

There is a property in our target neighborhood that we love, but it seems priced significantly higher than recent comparable sales in the area. Since it has been listed for a couple of months without a price drop, we suspect the seller might be unrealistic. Why do sellers rush to accept after just one open house?

I'm a first-time buyer and my mom's helping me look, and the last house we bid on only had one two-hour open house before the seller rushed everyone to submit best and final by Tuesday night, even though there would've been more offers if they'd waited, so Im wondering why sellers push for a quick decision like that instead of giving it more time.

Can buyers start moving in hours before we actually close?

we close at 3pm and are supposed to be out the day before but the buyers asked if they could start bringing boxes in a few hours early our agent said she could have them sign a hold harmless agreement first and now im wondering if im overreacting for still feeling weird about it
