When should I start freaking out that my house isn't selling?

I know the market has slowed down since Covid times...mortgage rates, affordability... I get it. My house has been on the market for over a month and I haven't gotten any offers. My roof is probably like 22 years old and looks fine but i think that it is leaking in the back part of the garage. you can't see anything and i only know because i'm in there all the time and sometimes it rains hard. i don't want to hurt my sale. do i have to tell the new buyer about it? its only in the garage.
