Buying without an agent and the seller's attorney wrote a one-sided contract - now what?

No agent, first time buyer, and the sellers attorney wrote the contract with no credits, no concessions, nothing. My mortgage broker says push for closing costs and a warranty but I dont even know if that's normal to ask for at this point. Hiring my own attorney this week but I hate going in blind. How do I verify a buyer qualifies under my home's affordable housing income restrictions?

My house is under a 20 year affordable housing retention program, and if I sell to a buyer who isnt HUD income qualified I owe the city about 17 grand. Investors keep sending lowball offers and I dont know how buyer qualification actually gets verified. Can an agent explain how that works and whether I can require a non qualified buyer to cover the penalty?

Does a reverse mortgage make sense when we don't actually need the cash?

We're retired with a paid off home worth about 1.5 million, no kids to leave it to, and three paid off rentals plus other income already covering us fine, so is there any real downside to taking a reverse mortgage just to free up cash for things like travel while we're both still healthy enough to enjoy it?
